I just read the Q&A transcript on the FY and Fitch placed them on a negative watch last year.

Perhaps need another 70 Million (very approx) of disposals to alter to stable..?
barring something left field on marco or business specific.

EBOX shares with Barclays, HL and IG, and City Index for spreadbets, BOXE on IG spreadbets. I think BOXE is still the more liquid as it is in the natural currency. I've not looked out for arbitrage but with tight spreads I presume there never is one.

Unless this has changed recently ii will allow trades in EBOX but it means a phone call and then the buy is at usual on line dealing rate.

Looking at their debt profile the 500 Million that needs refinancing by mid 2026 that may be weighing a bit? - at an ultra low current rate.

The counter to the above is this is allowed for in the price. Further chunky disposals near NAV would be supportive.

Equity and debt disjointed in that the 26 bond looks like it's now yielding about 4.5 (it was north of 7 only a few months ago) So credit spreads have come in considerably as BOXE has de-levered but nobody seems to have told the equity markets

Unless something is eluding us, the reaction the past two weeks to a minor snap back in Euro rates is, I reckon, excessive.

All things considered, I now see this as being better value than some that have recently performed. Prior to the post inflation-fall rally of 6 weeks or so back, I saw little reason to buy this as the inexpensive alternatives were many.

I think we'll see a clear higher low around this area. The dip well down the 40s was and is difficult to account for.

Weighted debt maturity is now just over 3 years. This is still OK but implies refinancing at 4% versus the current 1.3%. This is the concern and needs addressing by reducing leverage further. If that comes to pass, this will do really well, and I have only just started buying in size - not really been in it in scale before. The recent 10% pullback improves the risk/reward significantly. (although that is pretty obvious)

Yes I think we can safely say this has been the worst performing REIT this year (-13% YTD) I don't think this would be too badly effected by German recession as demand for the assets remains strong and quite a lot of the customers are in essentials/staples, and could even benefit if bund yield come back down.

Skinny - start with the Results Presentations - see Header.

Sure Germany in recession and important to EBOX, though represents under 50% of the portfolio - 45%.

Also the logistics sector remains in demand and in short supply.

Once again the shares are looking very good value on a 40.7% discount and 8.35% yield.
