Looking at the other property market participants (thinking WHR, segro and even regional Reit now - I know rr different sector) who have way less income security I see no reason why this isn't on a 5-10% premium!

why does a promising rally fizzle out? common behaviour at the bottom... sellers taking time to exhaust and then eventually new buyers will push price back up...thats the plan. : )

The RCF has been extended and their latest LTV was 29%. Interestingly they haven't made a purchase since May last year, and their last trading update hinted that prices aren't worth chasing. Hence their concentration on development, perhaps. In fact,

"Plans for selective Investment Asset disposals are already underway for the current year, with a view to recycling capital efficiently into the Company's development portfolio". [03/02.]

The implication would seem to be that they won't be in any hurry to raise new equity!

So why does a promising rally just fizzle out? Dunno.

im pretty sure they have like a 200 million revolving credit facility. They shouldn't need a placing. this was taking out on the 19th June 2019

The Board of Directors of Tritax Big Box REIT plc (ticker: BBOX) is pleased to announce that the Company has entered into a new £200 million unsecured revolving credit facility (the “New Facility“) with a syndicate of its relationship lenders.
The New Facility has an initial maturity of five years and can be extended (subject to obtaining the consent of the lenders) by two further years to a maximum maturity of seven years. The New Facility also contains an uncommitted £100 million accordion option.'
