306p value per share v 120p to buy..........

Dividend at 4% gives some return

Quite a bit of stuff remains undervalued
inflation at 10% will filter into prices sooner or later.

35p in the £1 is a very heavy discount.

I keep buying but the price falls.

So what's the PTBV here now - around 0.43 with a c.3% yield? So why the depressed price if they keep selling stuff above book?

And what's the endgame; i.e. what will it take to achieve a reasonable rating (i.e. beyond a generalised sector recovery)?

Or is it a complete value trap with the Ziffs at 55%?

Good news this morning with completion of part of the Whitehall Leeds residential property sold at £13 million well above the book value of £10 million. 10 million will be used to pay down debt and the rest working capital.

HY results out and had it not been for valuation drop they might have got LTV finally down below 40% with all the sales they've made. Divi isn't covered at the cash level but need to exclude the 0.7m the directors have received for the sale of "your parking" as thats a one off and its more favourable. Can't see much scope to improve the divi so yield remains wholly unattractive.

I tendered all my holding and about 16% has just been credited to my account so I expect just under 85% will have been accepted for the cash offer at 185p

You will get all your guaranteed entitlement at 185p

Excess shares will be scaled back.

The unknown factor is how many shareholders did not take up their entitlement by abstaining completely. As the Concert Party did not participate that entitlement will not have been taken up. Difficult to see how many shareholders did not participate

Spob the fact is they testing the market to see whose interested at that price and if they find willing buyers all the better for those that are remaining.
