Posted at 18/10/2023 07:01 by battlebus2 Results as I expected. Loss per share of 60p due mostly to downgrade of valuations like I said earlier. NAV still 291p and the business is doing well. Dividend maintained. Happy to hold. |
Posted at 15/9/2023 09:58 by 1tx Higher interest rates will affect TOWN to the extent that increasing rates are damaging property values;however they will not cause material increased costs as almost all current borrowing is now covered by the outstanding balance of the 5.375% TCS First Mortgage Debenture 2031.For the first time in years its rates are competitive!Whilst TOWN is trading at a huge discount to book NAV.The problem I can't really work out easily is if the company is able to make a worthwhile profit at net rental income level.Its costs/overheads seem to be considerable and little is left to pay a sustainable property based income.Perhaps the development part of the portfolio is a drag on profitability & increases costs.Without a return to previous dividend levels I think an increase in valuation is unlikely. Incidently I noticed that an associated outpost of the TOWN empire listed Braime Group PLC;a specialist engineering group whose HQ is an impressive brick building on Hunslet Road,Leeds is reporting record profits.TOWN own 15% of voting shares(BMTO) & over 20% of the more numerous non voting shares (BMT).Their holding is worth around £5m.TOWNs shares are held under a nominee account. |

Dividend at 4% gives some return Quite a bit of stuff remains undervalued inflation at 10% will filter into prices sooner or later. 35p in the £1 is a very heavy discount. I keep buying but the price falls. Soon be £1 |
Posted at 09/3/2023 10:42 by nickrl HY results out and had it not been for valuation drop they might have got LTV finally down below 40% with all the sales they've made. Divi isn't covered at the cash level but need to exclude the 0.7m the directors have received for the sale of "your parking" as thats a one off and its more favourable. Can't see much scope to improve the divi so yield remains wholly unattractive. |

Mark Kleinman City editor @MarkKleinmanSky Monday 11 July 2022 21:22 Your Parking Space A pair of entrepreneurs who founded an online parking platform nearly a decade ago are close to becoming multimillionaires as they finalise a deal to sell the company for £120m. Sky News has learnt that Harrison Woods and Charles Cridland, who set up Your Parking Space in 2013 to enable motorists to generate revenue from their driveways, are close to concluding a deal with Flowbird, a giant US rival. Sources suggested the deal could be announced as soon as Tuesday morning. If completed, it will crystallise big paydays for the co-founders, both of whom are in their 30s, as well as Pelican Capital, a private equity firm which invested in the company in 2020. It will also crystallise a £25m windfall for Town Centre Securities (TCS), the London-listed property company which owns a stake of approximately 20% in Your Parking Space. The payout for TCS is likely to necessitate a stock exchange announcement because the company has a market valuation of only £70m. Flowbird describes itself as a smart mobility company which operates in 80 countries and processes 350 million transactions annually. This compares to an interim dividend of 3.25p in 2017, that is, during a period of 8yrs, in each of which years a total annual dividend of 10-12p/shre was declared. A resumption of a dividend of 11p would be a 7.3% forward dividend yield on 150p/shre. Further share buybacks will be EPS and NAV/shre accretive. This is my biggest shareholding. Family owned, massive discount to NAV, well run, good yield. |
