Re Cladding.
Good to see you now catching up. Unlike, your previous rants, this is the process I mentioned 3 years ago. HBs were dragging their feet, letting consumers suffer, until the govn stepped in, forcing HBs to carry out redemial work.

Why mention the manufacturers/council/surveyors etc?
The buyers bought their properties from the HBs, it's as simple as that.
It's no different from a consumer buying a kettle, which is found to have a faulty element or the Candy Tumbledryers which caught fire due to faulty design. The consumer returns it to the retailer or manufacturer. The consumer would not search for the manufacturer of the element and pursue them, would they????? The retailer would pursue the wholesaler/manufacturer and they in turn would pursue the manufacturer of the element. They follow the chain.
In the same way it is up to the HBs to pursue whoever they wish in the chain. The govn is protecting the homebuyer, the leaseholder. |

The local council will have the government's approved supplier list. The architect dictates the type of cladding he/she wants from the said list. The architect and local council or council (approved building consultant) draw up the building specification for bid process, once approved by planning....
Specification sent out to tender together with approved supplier list for approved materials. The contractor qoutes from said information and submits in bid process.
The contractors present their bid(s) to the procurement bid team (local council)/(approved building consultant). Local council awards bid to sucessful contractor from their bid process criteria.
Imv... Local councils (government) have hoodwinked the public. The procurement process starts with the local council who are paying for the works.
Expect many more to be challenged by all building contractors who have worked to local council (government) approved, bid process. |
If a fire product has been tested & you have certification that says its been tested for that cenario then you would use that product, it has nothing to do with how the Product has been fixed, the product it self wasn't up to standard & was at fault, IMEO the manufacturer should fully remberse all contractors for all costs involved as I am sure will eventually happen. |
Well that’s why you have quality control inspections. I understand, you don’t want to take responsibility for your actions. That’s why we have courts and prisons. |
The companies that make the cladding are at fault, if you have a certified product that you are selling on to a company that is buying from you on the information you provide how can it be the end users fault,local council planning will have had to approve the product before it was used & may have even specified which product to use as often happens when it comes to the outside appearance of a building! |

Taylor Wimpey suing architect fir up to 50 million for approving cladding, there will be a lot more of that,personally I would sue the local council planning departments for approving the cladding in the first place, should never have been the contractors responsibility in the first place, that's Gove for you! |
sikh but then a lot of mums & dads will have huge equity in there homes & savings as well & as long as they live 7 years the kids wont pay any capitol gains tax, working kids can save if they try a lot don't know how to, would rather pay £1500 a time for an I phone when there are much better phones that are a lot cheaper, tbf though there is probably more for the younger generation to buy these days than when I was young. |

 its over 25 years, i doubt I will still be here lol,but no doubt she will over pay when she can, I can buy a house outright each year from my income but how does that teach them about money, they will each get a lump sum when they are thirty & the rest when I'm gone, I have taught them to be savvy with money & save & invest so i'm sure they won't struggle, Its not the cost of a house its the price of land which unfortunately we just don't make anymore but its ok the government are insisting on brown belt which may be cheaper to buy but costs far more to convert, were living on a very small island & a lot of it can't be built on, I only see house prices getting more expensive in the future but without the likes of TW building houses in volume they would be hell of a lot more expensive, we may be in for a bumpy ride whilst labour are in power & my timings buying TW may not always be perfect but I see large returns further down the line, I don't necessarily invest to make money but I don't invest to lose it either. |

Well she could appreciate the new house when she’s finished paying for it in her 90s, or you could just set her a challenge to complete a say 2 week hike, and buy her the house in return with your TW losses ?

sikh , no several of her friends have recently bought houses as well, I said they had saved 30k, I din't say that was all the money they had for the deposit, as every house has a different value deposits would vary in value, 10% of 200k would be 20k & 10% of 500k would be 50k etc etc
U wouldn't you say that you appreciate things more if you have worked hard to buy it, I know I did & I have worked very hard & I wanted all my kids to know that nothing is given to you on a plate, if you want it you have to work for it, none of them had pocket money they had to earn it & I encouraged them to save & at the end of the year I used to double what they had saved, I'm quite happy to give them money later in life if they need it & it will all be theirs & my grand kids one day anyway. |

Saves £500 p/m by not paying £1,200 p/m in rent, and by not buying a motorhome. Great advice really |
To summarise Jugs post….everyone should save 30k deposit by not paying rent and cut down on extravagant lifestyles, though he owns a motorhome and 50 acres of swampland, the rest is irrelevant tbf |
Jugears - unfortunately in many parts of the UK to get a stater home if you are on average wages, you will need a deposit of £100k+. Not really possible.
As has been mentioned before, lenders are very Strick now when it comes to what they think the borrower(s) can afford.
We need rate cuts to help the property market and it looks like we may only get 2 more this year if we are lucky! With house prices so high now, normal rates (5-6%) make it unaffordable for the average. |
Sicky we have had dividends as well but you have to look long term, I know for a fact that you do not get in at the bottom or sell out at the top, very few people do & over 60% of shorter's lose money, I don't lose anything If I don't sell, oh & then there are all those costs with trading, I am very happy with my method thanks, I'm not greedy & I don't need it to subsidize my wages either, I buy when I feel like it. |
