Now is a fee-friendly time to buy a new-build property in Spain. Normally, you pay eight per cent VAT (or IVA as they call it), but to stimulate the market, the Spanish government has cut this to four per cent, provided you buy before the end of the year. What's more, Taylor Wimpey has reduced this to zero per cent at its El Puerto development in Majorca,

"If you're buying a two-bedroom apartment in Majorca, for €177,000 (£151,721), you'll pay zero euros in VAT, rather than €14,160 (£12,137)," says Marc Prichard, sales and marketing director for Taylor Wimpey España.

The biggest expense when buying a resale property is transfer tax (seven per cent of purchase price), plus another three to four per cent, to cover independent legal advice. This also includes a lender's arrangement fee (if you're getting a mortgage), as well as notary and land registry fees plus employing a gestor, or financial administrator (optional but not a bad idea).

"As for ongoing costs, council tax in Spain is low, typically less than £40 per month," adds Way. "But if you buy within a resort or gated development that has communal facilities, you'll have to pay an annual charge of around £1,000."

B/e for me is c.37p but I wasn't particularly tempted by 44p last time (held) though I did sell at 45.5p the time before that. So last time I saw better than 44p and I reckon same will be true this time.
