The property I am listing was valued by 3 estate agents & all were within a few k of each other, but a lot more than I was expecting having had it valued last year & a lot more than the 2.5k may dad paid for it in 1981. | jugears | |

I can not count the number of times I get estate agent leaflets through the door saying they have clients looking for a property like yours . They just want the listing and maybe you fell for that . Some years ago I sold a house and 2 High Street agents suggested 270,000 hoping to get aboout 266000 . I thought I should be asking about 28o,000 and online agent suggested asking 285,000 as could always come down. I had ``buyers interested and sold for 282,500 . So much for "get what you pay for " as I saved about 2500 on commission and got at least 125000 more ! ( wry smile ) | arja | |

28/9/2020 12:54 | Arja, yes I've used very cheap online agents previously with positive outcomes so no problem with them whatsoever. As long as they list on the main websites then it shouldn't make too much of a difference and would be a lot cheaper. The reason I've chosen an estate agent at 1% this time around is because it's more of a specific property that I'm selling so it needs to target the right clientele. | cupra kid | |

28/9/2020 12:40 | if so easy to sell, why not use an online agent costing about 150 quid of shopping around for cheapest ? I used Turtle Homes on a sale in 2015 and no problems whatsoever . sadly they went under simply because UK folk are indoctrinated into usong High Street agents from a young age but before the internet where all agents advertise through rightmove , zoopla etc . Only snag is that the seller must show the buyers the house and some buyers like that as the seller can answer questions on his property best . I remember as a buyer how frustrating when agent says " I do not know " in answer to a question even though, if pressed , one might get answer later . I think only about 5% of properties are listed with online agents sadly for reason I gave and people just loving to throw thousands away ! ( smile ) . I even do own conveyancing for many years when buying or selling as I can read and write and always goes well apart from obstructive tactics by solicitors which I was able to handle . I understand that as they are trying to protect their easy bread and butter money . | arja | |

And with eviction ban ended, mortgage payment hols ending next month, btl/foreign investors selling, it seems there will be more houses for sell soon.
