It's not a case of all F&Bs are trading poorly and must be discontinued. The problems are with those on retail sites, which is 38% (just under 100 F&B restaurants). And of those, 13 have undergone the bar reduction program which increased covers by an average of 35 and have already seen improvement on like for likes. They now expect 50 restaurants to take part in the bar reduction program.

Short term, trading may worsen on L4Ls and dividend may be cut.

Long term, I think it will be fine.

That may be so but pubs are only 11% of sites. The brand in most trouble, F&B, is 52% of sites. See slide 22 of:

You may be missing the point, B&P have a strong pipeline of new sites opening, so far 3 or 4 this year with the same due in the second half.

These sites are large sites, considerably bigger than most F&B's and serving a completely different market. Prices and margins are far higher as is profit generated.
These sites are busy all of the time and don't cannibalise their own trading areas.

B&P and coast to coast are the future, F&B and Chiquitos are the past, the transition will be a long one but a profitable one!

It's still a sort of monopoly in some parts with a very big moat are cash cows & no need to do an expensive refit.
e.g: Welcome to Woodside Leisure Park
Woodside Leisure Park offers a variety of venues for all. Catch up on the
latest film at Vue Cinema, take the children out for a play at Gambado
children’s play centre or a family trip to Hollywood Bowl. Then why not
treat yourself to a meal at Chiquito or Frankie and Benny’s.

Agreed & there's no doubt that they're turning their attention to F&B- It'll be a long process and not an overnighter but I believe things can improve (again through crossed fingers & toes)

I think we`re going to have to wait until the end of august for the Half Year results to see if there`s any signs of improvement with the business.

Looking at the technicals of RTN, I see a rare buying opportunity presenting itself from the charts. And thanks to BREXIT the technical patterns is forming itself into a buy.
