If I was selling a house, I would want potential buyers to know that it was for sale. What you want is two buyers who really want it, who you can play off each other. How can you do that if the agent has done a cosy deal with one mate, and has not marketed it?

I don't know where you live but where I am, they're more functional than plush!

What I see as the main difference is you can refer more easily to the local agent in his office and he has a greater interest in selling your property as he doesn't get paid unless he does, where PURP have already taken your money regardless of whether a sale is achieved or not.
