Can anybody explain how an 18p cash payout, at the same time as 18p coming off the share price, actually benefits shareholders? I'm no more or less wealthy for it, just I get that equity as cash rather than stock, effectively. Above I was told 'you get back more than you put in', I don't follow. The cash I receive is neutralised by my stock becoming less valuable. I must be missing a piece of the puzzle.

EDIT: Some research, from what I gather it helps when a company is making healthy profits, as you get the capital early to reinvest elsewhere. If the company isn't growing, it does indeed neutralise as above.

I did a simple back of the envelope calc last year and a 7.5 to 8% annual return would be expected (eg the norm for a REIT I believe). But if you buy the dips/sell the peaks then it can be much more.

So, last time this happened the share price fell by the 38p of the distribution to 61p and has recovered around 12% since then.

How do you all feel about prospects this time? I don't get too excited about this cash given the share price adjusts anyway, not sure what the excitement is about. I hope I'm missing something being a newby here. Seems to me like the distributions have little impact on the overall ROI.

NAV at the interim stage was 64.2p, since when it has sold kingsmead for a £1.7m loss, sold b&q for a £1m gain and now sold ayr at nav.
These sales, along with operating costs for the last quarter will have reduced nav, and yet the share price trades at a premium.

Which of the residual developments are likely to provide this premium ?

Blimey - anyone know what shenanigans went on just before closing? Sudden precipitous drop. As usual Google finance showing this as closing price while London Stock Exchange showing a modest correction in post-close.

How does that final figure even work? I get confused with this, as the share price will drop with every future return, so is it just the sum of all future returns until a buyback or something when the firm finally liquidates? Sorry for ignorance, my first of this kind of holding.
