You've made some good points, I really like the in depth approach you've taken and you've spurred me to take a deeper look. For me it all comes down to a margin of safety and probabilities. The most likely outcome is that there will be an uplift in NAV and even if everything falls through the share price should still be around these levels.

Makes sense to me, a potential 50-60% upside with a much smaller downside.
NAV should be realized sooner due to the sale of assets.

Institutions getting out for non-investment, 'benchmark' reasons.

With large amounts of director purchases.

I think these sorts of situations are relatively rare. There's definitely an edge here.

Also as some of the other posters pointed out, further back on the board - longer term investors have covered some of your concerns.

I take a fair bit of comfort from both the recent director buy and the quality of the board here. They are very impressive, a much higher calibre than many companies of this ilk.

I assumed he meant the pre-cap. repayment figure; ie 120p in Ex format - an outside possibility I suppose.

watch for insider dealing it happened before the last announcement of div
it is not run for private investors .who are only given info after buyers have bought .
the market is only informed after buys .
