"..we have nothing in the Alsopp auction."

Totally bizarre! Hillofwad makes an interesting observation in 1865 above; and does seem to be an entirely logical explanation. However, I fail to see why the Company can't put out a statement in the event of an approach, so more to ponder...

Spect Too true A friend and I cranked up some money to buy a long parade of shops some years ago off a charity off market very cheaply to break up -Quaternary Location £20k per unit!!! We sold 3 adjoining shops one guy Shortly after the sale I got a call from the pet shop tenant next door who lived over the shop saying he heard popping noises in the roof during the night

The guy had knocked out all the internal supporting walls and used the bricks to make a jerry built extension at the back which had overloaded!!

The buyer was a Brummie born Asain who kidded the building control officer he couldnt speak English After severalattempts they gave up and they they remained standing for many months after The newsagent did a moonlight flit selling his newsaper round where we agreed to let him off his arrears as we had another tenant lined up who luckily y found out and I had to go in the shop next day to keep it open for papers as we would have lost the paper round and the new tenant

Funny enough thats how Grahame Whately kicked off buying a chain of newsagents!!
Happy Days The parade however disproves the theory of always buying prime They are worth £200k each today I wish I had kept some!!!

The properties must have been in the portfolios which were sold Seems like Allsops are the only ones making any money here Nice fat fee on the portfolio sales and now gaining some extra auction fees reselling individually as the buyers start creaming in some profit
Maybe the BODS have recived a portfolio offer which has dissauded them from slipping a few into the Auction which is normally a good un !! If there isnt another opportunity lost

Similar article to the Telegraph one in yesterday's Times Business section. Suggesting "Buy to let" people are moving towards commercial property, now because of changes in Stamp duty etc.

Have they sold everything then? Surely they'd want to drip a little into every auction they can, without overloading & pushing down prices.

langland - thnx for that - extremely relevant. A trend we noted last year, but that article adds some meat to the bone.

Strath,

Many thanks. I will e-mail the company if I can get out of The Gambia, and ask them to let shareholders know which lots they are putting into each auction, so we can follow their progress.

Hopefully the airport will be open, and we can leave...lol...

Tilts,

Lot 65 (Bathgate) is using DWF LLP as solicitors and that is who LSR use for their Scottish properties, hence I'm saying it's a might be.

With regard to the other 4, including Crowthorne, these all belonged to LSR at one time and I'm presuming that they still do. All 4 were included in the original prospectus which is still on the LSR website under Shareholder Reports. At that time two units at Crowthorne are shown as occupied by an estate agent and one as miscellaneous.

hillofwad,

So, are you saying it is an LSR property. It doesn't seem to fit in the "roadmap" criteria.

Strath,

Apart from an Eversheds link, have you managed to match any lots to LSR?

Tilts Used to be occupied by Taflins Estate Agents Danger is that one of the deals in sols hands might fall through You would have thought that they would have waited til all signed up and waited for the next auction Unknown tenants at this stage

My property contact in Crowthorne says they have done extremly well to get these units away without further incentives so fingers crossed

If Lot 15 is LSR, then it represents a decent part of the vacant portfolio, and looks worth well north of 500k.

Just hope it is one of ours!

They must be confident that the leases are going through prior to auction !!

Strath well spotted I hoped someone was going to do the legwork! Many years ago I was chasing on behalf of an established client a small shopping precinct which went into an Allsopps auction
He entrusted me to go and bid on his behalf and we agreed a top price and he gave me a signed blank cheque(the fool) and off I trotted .
I hadnt bid at an auction before so naturaly I was alittle apprehensive I thought Iill stand at the back of the room It was late in the day It was quickly bid up to my max with another punter Duncan Moir was going quickly What I hadnt realised realised was that the next bid wasnt struck and I had turned turtle and walked out of the room thinking I had lost it as my max had been reached
It hadnt andwas unsold ands my client eventualy paid another £10k afterwards Fortunately he wasnt too upset with me but I certainly didnt get a fee or ever asked to attend an auction again!!!!

Hillofwad - I've had a look at the catalogue and lots 6, 15, 128 & 138 appear to be from LSR and possibly 65 in Scotland. Lots 128 & 138 appear to fit the criteria for sales laid out in the annual report but not sure about the others.

Tilts Had to keep a few!! To be honest just got a bit twitchy . Im happy enough now they have upped the ante on the sales front .Looking forward to seeing Allsopps banging down the gavel and if we can see a 10-12% improvement on the share price during 2017 I will even back one of Grahame Whateley,s horses .

The full impact on LSR of Brexit is debatable .The portfolio sale had been agreed well before that and the BODS hung their hat on a buyer who had difficuty in arranging the finance and failed to perform on one or more occasion.Bad judgement .Meanwhile the Auction Houses hadnt missed a beat selling well throughout the year and other buyers disappeared off the emap

We could have easily entered 2107 with a further £40m worth of kit jettisoned but not to be .So the success or otherwise seems now to rest in the capable hands of Duncan Moir. Sold to you ,sir you with the big nose at the back !

CONGRATULATIONS to all LSR holders:

If you decided to hold a propco in your portfolio in 2016, at least LSR was one of the top performers, closing the year up c5%.

The sector as a whole took a bashing post Brexit...and still hasn't recovered. This chart plots LSR against the REIT index and the widely held property investment trust TR Property Trust:

I reckon we'll substantially improve on that 5% in 2017.
