Current Merry Hill sale price is 587600000 pounds, totally 155200 square meter. 587600000/155200 = 3786.08 pounds per square meter.

3786.08/838.21= 4.52 years, which mean if a renter pay the rent for 4.52 years, the total amount of money paid in 4.52 years, can buy the shop (999 years), therefore, if you are a renter, are you willing to sign a rent contract for 7 to 10 years (on average), or buy the shop?

And also basic on this calculation, re valuation in 2019 is much lower than 2011 is not acceptable, the true value is 382 pence per share basic on Spanish asset  sold price at end of 2019.

Intu properties re valuation since 2017, driven the book value down from 411 pence per share to 147 pence per share, basic on what ? But basic on Spanish asset recently sold price, the book value is 382 pence per share.

On average, the shareholders bought the shares at the price 350 -450 pence per share, if you bought a house cost you 350 000 pounds , are you willing to sell at 5000 pounds (5 pence per share), if nobody are willing to sell, why share price drop 95.6% in 1 year, because intu properties issue extra shares to push share price down, drive all shareholders out the market, they planed right issue for cash call, to push all shareholders out, but failed.

This is illegal . Intu properties own the best quality shops in local area, sell to renters is easy and a high price, how can goto bankrupt?

Book value is 382 pence per share, properties are gold, only stupid will go short at this price, issuing extra shares is the only reason, share price drop 95.6% in 1 year.

As shareholders, we should request intu sale shops to renters asap.

Currently, intu properties are starting to sale some shopping centers, for example merry hill,Basic on calculation, the renters pay 4.5 years rent ( 837 pounds per square meter per year) , can buy the shop (999 years, 476000000 pounds /155000=3780 pounds per square meter, on 2019 financial statement), why the renters to sign a 7-10 years rent contract, not buying the shops? As the renters already engaged, invested lots on decoration , built loyalty customers, if selling to renters (999 years) at a higher price, and quick, there no points to sell to others .

If selling to renters, intu properties can receive 70% cash in one year, about 6.3 billion pounds. And around 9 billion pounds in 2 years, after paying all debt and all bind, shareholders can receive around 350 pence per share.

In this situation , intu properties needs to show a clean handed, a taken over no less than 2.5 billion pounds, 184.5 pence per share for all shareholders minimum, or selling shops at the highest possible price to renters , who are already engaged at a higher price rent rates, the renters definitely will buy basic on calculation, shareholders will receive up to 350 pence per share, buy now.

So we are requesting intu back on right way by warning.intu can simply sell shops to renters, if they refuse to do so, which telling the world , thay are stealing money. UK government and police must stop criminal activities.

Nobody will sell at this stupid price. Why the share price drop?, Because intu properties issue extra shares to drive all shareholders out, intu properties needs to stop now, otherwise, management team will be investigated by world investors and media, they will be legally sent to prison by UK Positive Government and police , as they are stealing shareholders money, the evidences are so clear.

I am trading on plus 500, intu properties shares 90% time is closed not for trading , I will assume the shares intu properties issued too much, they are issuing extra shares to remain low price driving shareholders out of the market, this is not right way to do business.

Make it simple, if you buy a house at 382000 pounds (382 pence bought in per share), are you willing to sell your house at 4500 pounds (4.5 pence per share), nobody will sell, therefore, intu properties issue extra shares now to remain low price to drive away all shareholders, and all money shareholders invested will belong to intu properties.

As a shareholder, I will legally request intu properties sell shops to renters, and pay back all debt and bond, return 350 pence each share to shareholders.

Nutshell, human already improved the technology to the highest possible level, in the aspect of flying, nuclear weapon, communication, etc. By the natural of resources,  Nuclear weapon can kill out human, and also kill out aliens (kind of animals) , who are the same with dinosaurs (lack of resources, cells growing of aliens makes them also suffers self - destruction), or whales in the sea, no any difference.

7. We found the right amount of population to live on the earth is between 2,518,630,000 (1950) to 3,692,490,000(1970).

The biggest variables in Galaxy is the changes of human and food chain on the earth, as more population, wood, clothes etc. being produced, makes the earth getting heavier and heavier.  the closest and biggest sidereal star is the sun, because of the rules of universal gravitation, so the distance between the earth and the sun is getting closer and closer, that’s the main reason why the earth is getting warmer and warmer, which can be verified by the data of population change and the temperature recorded since 1880 (attached), the temperature of the earth before 1950 was below index zero when the population on the earth less than 2,518,630,000, and when the population went over 3,692,490,000 in 1970, the temperature was increasing dramatically.

8. We found the reason why the dinosaur became extinct in a short period.

Because there was no condoms at that time, the population of dinosaur couldn't be controlled, when the population of dinosaurs went over a certain amount, the temperature of earth was getting higher and higher, when the temperature reach 45 degrees on the earth for example, all sorts of viruses made the dinosaur sick,  and also large amount of dinosaurs in control of the earth were growing faster than the foods chain, which was being broken,  resulted in a war between dinosaurs due to the lack of communication for another reason, all those reasons made the dinosaurs became extinct in a short period.

Nowadays, human already mastered the communication technology, and also nuclear weapons are getting powerful and successfully avoiding worldwide war. In conclusion, for the human to escape becoming extinct in a short period,  we need to find out the right population of human to live on the earth firstly.

One way is to analysis the data of population and temperature recorded since 1880, come to the results of right population is between 2.5 billion to 3.6 billion. And few other ways, for example, work out the total weight of dinosaurs when became to extinct etc. Therefore we can get the maximum weights of cells products, like furniture, houses etc.already being produced and the cells were growing , which is the essential data to find the way how the human can live indefinitely in the space.

I have been visited Trafford shopping center, ARNDALE shopping center, and many high streets, in Manchester, London, Liverpool, Birmingham, Cambridge in January 2020.

Firstly, I rarely find that there are more than  5% shops closed (shopping centers are the best quality in local area, even high street shops 50% closed, at a reasonable price, shopping centers can be easily rent out or sold).

Secondly, as intu properties is going to bust, and also engaged with renters at a higher price, why don't simply sell individual shop to each renter first. As a shareholder of intu properties, I would like to suggest to sell individual shops to renters first, and then sell individual shops to worldwide properties investors on rightmove.co.uk, savills.com and some world properties website, as intu properties is a public  company listed on LSE (intu properties shops are on the top quality at the local area), and the renters already invested lots on decoration, built loyalty customers, logically, most of renters got a good credit, and also buying the shop with a mortgage definitely will reduce the cost up to 48.5% and after 25 years no rent cost. At the other side, intu properties will receive cash from buyers' bank in one go, basic on current rates of renting and all sorts data, I will predict , intu can receive 10.5*0.70 *0.9= 6.615 (basic on spanish sold price recently ) billion pounds within 1 year and 9.45 billion pounds within 2 years, minus 4.7 billion pounds debt and bond, 4.75 billion pounds remaining for shareholders, divided by total shares of 1,355 000 000, equal 350.55 pence per share, which need to return to shareholders. (We already considered the situation of coronavirus , as the government will pay the salaries up to 6 months, even all shops closed without rent income, the value of intu properties will remain no change, almost no income, but also, almost no cost as well, the value of properties no change, properties are same as gold in current situation, after coronavirus, the value of intu properties will go up by market demand, best quality, good location, due to UK marine climate, shopping centers are essential parts of life, movies, shopping, dining, playing, pub,banking, supermarkets,etc. Boots, pharmacies, Can be office for some companies as well, post office, cars, clothes, online shopping Amazon collection points, mobiles, etc.  )
