28/3/2008 10:27 | Sofa Spud Your overall theory is correct ie it is possible to lose money when trading in a falling market, but your numbers are perhaps too extreme. Losing 20% in 3 months equates to 80% in a year, it's not terribly likely. It is well proven also that rental demand, and rates, increase during a falling market so under the scenario you have outlined it would be better simply to hold on. | cavkc | |

During harsh times it might be possible to make money in property dealing, yes, but if the harsh times include a falling property market, not so sure. E.g. buy a house to renovate for £100K, estimated cost of renovation £25K, estimated resale at current market value £150K. - potential profit £25K If it takes 3 months to do up that house and the market falls by 20% during that time, estimated resale value of renovated house now £120K, = £5,000 loss. | sofa spud | |

Apart from a property sale... the following announcement will give an uplift : A number of other trading property acquisitions are also close to being agreed as are the acquisitions of two property management companies. and the property management company acquisitions will significantly increase activity in this area for the group. The only way this is going up is by selling the properties at a decent profit and I cant see that happening for a long long time.But if you just forget about them and have a look say in 5 years time they might be worth something. | rbonnier | |
