spectoacc: I don't follow GPE closely enough to comment, but HLCL not alone among smaller REITs in holding relatively well - but I doubt they'll stay up if/when things get worse. Eg SIR about my only riser, & BCPT was up on the day earlier too. A question for those in cash - when are you going to punt?

essentialinvestor: Spec, bought a few over the last week, just 3,000 shares. HLCL tends to be hammered on risk off sentiment so just a little cautious with Russia/Ukraine - hopefully just brinkmanship. HLCL arguably a takeover target.

spectoacc: @EI - other than REITs already making up the Top 5 in my ISA, any reason not to buy into HLCL? Wouldn't mind the NAV being a bit higher (or price a big lower) but am certain their energy-efficient buildings are going to be relative winners.

spectoacc: I'm looking at it two ways: 1. Things are about to get a lot worse, for an indeterminate time. People are banging on about Wave 2, but this is still Wave 1 IMO, which wasn't fully suppressed. Wave 2 to look forward to later 2. There's an awful lot in the price with REITs, and Covid isn't going to last forever. What will they look like in 12 months ? Very few are over-geared to the point of debt getting called in.

cordwainer: i should've gone to specsavers. also wondering why not converted ? edit: had quick glance at the old RNS etc and share price hasnt moved much in five years and conversion was supposed to be at 35% premium to share price of 10 June 2014 (i.e. £4.9694) so.. no conversion. I guess there's been a referendum and a refocused strategy since then.
