Sinfin Lane Industrial Park consists of 471,508 sq ft of industrial space with open storage and development land with a historical consent for residential use adjacent to Rolls Royce's worldwide headquarters. It is Harworth's third acquisition over the past nine months, following the purchases of the 162-acre former Skelton Grange power station in Leeds and the 320-acre former aluminium smelter in Lynemouth, Northumberland. Harworth was listed on the London Stock Exchange on 24 March 2015 under its new name following the successful acquisition of the remaining 75.1% of Harworth Estates Property Group Limited ("Harworth Estates") that the Group did not already own and the associated equity capital fundraising. The new capital structure was further strengthened by the completion of new bank facilities with The Royal Bank of Scotland. Financial Highlights (1) · Profit before tax of £51.3m, including the £44.2m gain arising on the acquisition of the 75.1% of shares in Harworth Estates on 24 March 2015. · Net assets value of £274.5m and value of investment property of £307.0m. · Net assets per share of 9.4 pence. · Earnings per share of 2.7 pence (2014: 0.5 pence). I have held these for over a year in the belief that Peel Group would eventually take control of what is a natural partner operating more to the east of the Pennines. The process of disengagement from UK Coal is now complete and Harworth's land bank is huge. The fact that Peel are still acquiring shares, bringing it very close to the 30% mark, is a very positive sign. The Chairman and 75% Shareholder of Peel is in his seventies and may be looking to re-list the company. I could be wrong, but Harworth would be an option. | stargazer4 |
