Cameron's plans to promote housing should be good for this company in the long term. Most acute housing shortage is though in south east where Harworth does not own any land.

Harworth acquires industrial estate

Harworth Group plc ("Harworth Group" or "Harworth"), the UK property regeneration company, announces the acquisition of Sinfin Lane Industrial Park in Derby for GBP6.95 million, with a net initial yield of 9.0%.

Sinfin Lane Industrial Park consists of 471,508 sq ft of industrial space with open storage and development land with a historical consent for residential use adjacent to Rolls Royce's worldwide headquarters.

It is Harworth's third acquisition over the past nine months, following the purchases of the 162-acre former Skelton Grange power station in Leeds and the 320-acre former aluminium smelter in Lynemouth, Northumberland.

Owen Michaelson, Chief Executive of Harworth Group, said: "This well-located investment continues the process of improving the recurring income base of our business and will create a highly-liquid, income-producing asset with a number of active asset management opportunities."

I would like to see a broker note giving some forecast numbers on eps and NAV. This might be a win/win on both counts. This landbank can only go up in value I think.

Probably be more anchored to NAV. Hugely complex set of results. Not sure you are right to double up as may be one offs in H1.Still I think 20p could be on the cards here.

INTERIM RESULTS

Harworth Group plc ("Harworth" or "the Group"), the property regeneration specialist, announces its interim results for the six months ended 30 June 2015.

Harworth was listed on the London Stock Exchange on 24 March 2015 under its new name following the successful acquisition of the remaining 75.1% of Harworth Estates Property Group Limited ("Harworth Estates") that the Group did not already own and the associated equity capital fundraising. The new capital structure was further strengthened by the completion of new bank facilities with The Royal Bank of Scotland.

Financial Highlights (1)
· Profit before tax of £51.3m, including the £44.2m gain arising on the acquisition of the 75.1% of shares in Harworth Estates on 24 March 2015.
· Net assets value of £274.5m and value of investment property of £307.0m.
· Net assets per share of 9.4 pence.
· Earnings per share of 2.7 pence (2014: 0.5 pence).

Underlying Financial Performance (2)
· Profit from operations, before valuation gains and profits on disposals, of £1.1m (2014: £0.8m).
· £8.2m revaluation gains mainly reflecting progress with planning consents at major sites (2014: £10.4m).
· Disposal proceeds of £21.0m (2014: £17.1m), with £5.5m profit from disposals (2014: £3.1m).
· Operating profit of £14.8m (2014: £14.3m).

Operational Review
· Sale of 317 plots from the five key sites to national and regional house-builders realising an average £37,100 per plot. Planning permission for 230 residential units and one commercial development secured in the period.
· Thirteen new lettings across the portfolio, increasing the rent roll by £0.9m annually.
· Continued replenishment of the property portfolio with the acquisition of the 350 acre former Alcan smelter site at Lynemouth, Northumberland.

All last week it looked like the shares were in demand with large buys until Friday and today what appears to be very large sales. That's right after the results date is announced. Any views?

s it my wishful thinking OR - has there been recent, steady buying? The share price seems to tick down a little for no reason against, what I see as, a background of teady demand. OR is it just that I have added?

I think the fund manager could be right. I have held these for over a year in the belief that Peel Group would eventually take control of what is a natural partner operating more to the east of the Pennines. The process of disengagement from UK Coal is now complete and Harworth's land bank is huge. The fact that Peel are still acquiring shares, bringing it very close to the 30% mark, is a very positive sign. The Chairman and 75% Shareholder of Peel is in his seventies and may be looking to re-list the company. I could be wrong, but Harworth would be an option.
