26/4/2016 12:17 | Another well located development site secured for 63 beds in Sheffield for start of the 2017/18 term. ESP are deploying their capital well and at an impressive pace. Regards, Maddox | maddox
07/4/2016 18:13 | Apologies for o/t >>A0002577 - have you lost interest in TON? It's doing very well and there is no-one running the thread. rgds, pete | petersinthemarket
04/4/2016 14:45 | A000 ... - • floating vs. fixed; • secured on gov't guarantees vs. market prices; • 8/18 years at variable ... ; • sectors not comparable. | jonwig
04/4/2016 14:21 | The interest rate on their long term loan seems high in comparison to this loan to Foresight Solar | a0002577
01/4/2016 11:50 | Hi Jonwig, Undoubtedly so, but as they scale-up their central costs will be defrayed - so net gain I suggest. Regards, Maddox | maddox
01/4/2016 10:39 | Still plenty to go: about £38m spent out of the £125m just raised. Some quite small properties recently ... higher unit running costs? | jonwig
01/4/2016 10:19 | Good to see the recent cash raised being out to productive use quickly. Share price slowly grinding up... | davr0s
29/3/2016 07:22 | Expected acquisitions areappearing: Manchester at a cost of £88,000 per bed, and Reading at £157,000 per bed. I haven't checked, but the latter looks like a record per bed cost. Manchester is on long lease, which may explain the much lower price. here it is: | jonwig
23/3/2016 07:06 | Thread for Watkin Jones - dealings start today: | jonwig
22/3/2016 22:43 | Well I took up my full allowance and was fortunate enough to receive all the extra shares that I applied for as well. Bottom drawer for these babies, have a look again in a few years. | fozzie
22/3/2016 12:36 | Worth noting that five of the seven directors picked up shares in the offer, with CEO, CFO buying over 100,000 each. Non-exec Stuart Beevor bought some in the market instead. The naughty step for Tim Attlee CIO. | jonwig
18/3/2016 16:48 | DavR0s - that's an uncrossing trade: mass auction of pooled trades, both buys and sells. A deck-clearing exercise at the day's end. | jonwig
18/3/2016 16:40 | Big closing trade 10.4m shares. Hope they were a buy | davr0s
18/3/2016 16:38 | And the dip in price today provides an opportunity for the FIs who were scaled back in the rights issue to top up on the open market. How fortunate! | bonnard
18/3/2016 14:34 | See the market had its moment of fun by taking the buy price below the offer price a little earlier | davr0s
17/3/2016 20:18 | Hi Guys, Couple of points: aa) the FIs have been scaled back - which typically results in them going back into the market to top-up to what they want to hold. The share price is likely to respond to this demand. bb) the fact that they have issued more equity than planned will have a depressing effect on the earnings as it will take them a while longer to get the funds deployed. In the medium term it'll be a positive through economies of scale. I'm not surprised by the over subscription this is the must have asset class in your fund's portfolio - following some very blue chip FIs moving in in-scale e.g. Welcome Trust, Goldman Sachs, Blackrock. Regards, Maddox | maddox
17/3/2016 15:28 | Hope they haven't taken on too much cash here - they do need to be getting a return on it | davr0s
17/3/2016 08:33 | Same thing happened to BBOX - went within touching distance of the offer...that was a good buy. Hopefully the same here. | nimbo1
17/3/2016 07:33 | Good news. V strong institutional demand. | nimbo1
17/3/2016 07:23 | Result of issue: significantly oversubscribed, so enlarged. Total number of shares in issue is enlarged by 30% following this. That's a pleasant relief. | jonwig
15/3/2016 19:55 | Hi WirralOwl, Yes, I needed to find some more cash for this as despite being very heavily invested already I couldn't justify selling any UTG. The attractions of Empiric being yield and NAV. I've no doubt that the share price is depressed by the current Offer and you have to be impressed by the progress ESP is making. So we'll have to see what I get in the Offer. Regards, Maddox | maddox
15/3/2016 17:54 | Welcome aboard, Maddox! Great to see you invested here too. As you know I've an interest in both camps, via my holding in UTG1, and share your optimism on the sector. I see UTG has had a nice run of late, off the recent lows. BR WirralOwl | wirralowl
15/3/2016 15:52 | Hi Guys, Decided to subscribe in the Offer for some of these. I love the fundamentals of this sector and I'm a long term holder of Unite Group (UTG). Regards, Maddox | maddox |
