Looks like a good deal. Based on a rent of £190k and same yield, Tollgate house is worth c.£2.7m. Capex was predicted at £3.2m, so adding the £8.3m gives total cost of £11.5m to produce value of £15m for a 30% return in just over 1 year.

Well I have made the mistake in 1987-8 of jumping back in to soon,
So not this time.
Would rether be late to my own funeral!
Sort of makes sense to me so my take is it will get cheaper but if
you are nimble you can probably make the odd turn as we rally a little up then
fall x times the previous rally.
but be careful.

Hmm. 27.5% discount to last published NAV. Do I go overweight? Have fair holding already at an average a bit below the current level so I think I'll stick for now. It would be so much more tempting if the dividend was a little bit more generous.
