27/12/2020 13:56 | Valuschmalu – no need to get tied down on the detail of one part of the CRU value; however, as one who spends most of my investment time in the property sector I can assure you that investment valuations are based on many factors, but aside from peripheral development potential, valuations are based on Geography & Yield. There are scores of examples I could give you of yields in double figures, but will give you just this one – an 11.52% yield for a far better property let to a blue-chip tenant: If a buyer can be found at that level, then the valuation would be £2.7m - not surprisingly c.book value | skyship | |
27/12/2020 13:03 | I see this as high teens min. Property covenant is much improved following the acquisition plus I'm pretty sure it was built in late 90s so I see this as more like £4m+. There is c£4m net cash on balance sheet and value of remaining companies including working capital is c£7m+. Add that all up and you get to high teens share price on sum of parts basis. I expect the share price to trade up to that level but pace will be dictated by how quickly Miton need to sell their remaining holding. I think it's a fair bet that JG is looking for a complete exit and will sell the property and the two remaining business which both have value. Now trading at a significant discount to TNAV and a discount to net current assets and at around the level of net cash (all on a proforma basis).
