But I haven't looked much into this so can't say any more. The Assura statement and numbers were bang on track - I suppose it might be a bit vulnerable owing tho the NAV premium. 25/5/2018 16:06 | @ winsome - NAV per share affected by increased number of shares. LfL probably not much change. Property sector in general is moving to a discount or narrower premium. The Labour policy effect could well be deterring some investors, though I don't think they've made specific proposals about the NHS estate. I think most primary providers (GP clinics) are in favour of the private involvement in properties, considering the previous chronic under-investment. | jonwig | |
25/5/2018 14:45 | Rent roll UP Dividends UP NAV UP LTV down All good and well except they seem to be suffering from the Corbyn effect. Otherwise they'd be trading closer to 70p by now based on previous premium to NAV. I've just had a cursory glance through the figures and Net Assets have jumped from 818 to 1250 since last year, which is a 52% hike! Not sure why that's not reflected in EPRA NAV (which I must confess I'm not an expert in) So currently trading close to NAV and I'm thinking of topping up. Even if idiot Corbyn does get in I don't see much scope for impact on Assura or PHP. Their rents are hardly extortionate looking at the ROCE. | winsome | |
