Bid price reached .4870 earlier rhits week, if we can clear 49, it begins to look more likely a low is in.

However, to see this with greater conviction, around 51 pence needed, for me at least.

One trade of 13.9m at 46.9p, assume much of the rest are the buys resulting from it. Clearly been worked for some time, as suspected, & very likely caused the price fall from above 50p.

Hopefully we've all had a bit of it, and now time to see if there's any more.

From quotes towards the end of the day, I'd agree it may be only part of the overhang. Took a few nearer 48p, now my 2nd largest holding behind CGT.

Agree we are primed for a bounce once major sellers have cleared.

Chart is ugly. Support at 46 then 44 if that goes. Headed lower but could (should) bounce when those sales clear.

THe current share price discounts the assets by approx 28-30%. The offices will not be easy to sell quickly, but the rest should be. offices are only 14% now anyway.....

the combination of solid income levels together with capital returns should make for a highly attractive total return over the next 2-3 years if the wind up goes through.

industrial asset values have stabilised,and there will be buyers for the b&q and morrisons at prices closer to book than the share price implies.

overall, with asset values rebased and interest levels falling over the period of proposed windup, IMV there is ample reward for dealing with any uncertainties.

Haven't much ammo left to buy but think I'll hang on till news of divi and process.
Give the board of wally admin types unanimously agreed the deal there's a risk they'll continue the wally brained ways and cut the divi cos cash burn on the deal. So my guess it would have further to fall on these events.

But maybe the points above apply to others about not being in already/judging on the price moves. I'm certainly adding more if opportunity presents, but did the majority of my buying just below 50p.

Still expecting to be possibly adding lower, and still think most on here have a position in API already. More interesting might be - which of us is a seller down here, whether for divi reasons or other? Be surprised if any.

People/Insti's buy and sell all the time. I buy/sell when I think the price is right as does every other discretionary trader.

For a special situation such as it the case now, I'd follow it and make my decision as the price moves and the situation plays out - little difference. I doubt many would look and say "its a wind down lets pile in (or out)" - which is what you seem to think the case is. They haven't even announced it. Perhaps as its likely not to be a long term dividend player all those that wanted out have sold out? (of course they haven't).

Keep in mind some held for the regular dividend income, we now don't know what may happen on any divi pay outs over the next few quarters.

CREI's costs were stated as £5.3m; so suspect API's costs may be in the order of £1.5m-2.0m - that's a mere 0.5p off the 78.5p NAV. So not really an issue IMO.

Well CWA1 made a great purchase today having read the situation rather better than me - bt back stock sold higher at 50p! I'm sure there will be others tasking advantage for their first opener, or topping-up.

@Biotech - you could, but the point is that once the merger fell through, and the wind-up became odds-on, those who wanted to partake in the wind-up have had a week to buy. Isn't as if it happened this morning.

We've also had Carthew's CityWire piece, and presumably the IC today, as well as press the day after the non-merger news.

Do you think most who want in on API, are still sat on their hands? If so, why? Just curious.
