Just be patient - it's all brewing nicely!

Sky, my assumption is that the tap finished a couple of weeks back.

ASLI improving to 61.8p-62.4p in spite of some quite chunky selling. Might that tap-seller from last month be reappearing?

Then a minute later they jump to 62.4p Bid. Nice!

Garbet - I suspect they'll announce individual sales as they progress the wind-down.

I wonder if API / ASLI would announce individual sales? Or provide something more like a 1/4ly update, together with divi announcement?

I'd imagine it would be possible to find many of the properties for sale (like Far Ralia) and track when they become unavailable. But without the sale price, that's of limited use, I'd guess.

Timescale an issue, property doesn't move quickly, sometimes in years (eg for PCA's Hudson Qtr flats - many, many years).

Bearing in mind API had two suitors, and ASLI had multiple bidders for individual properties/groups of properties, it's noteworthy there's been next to no sales announced yet - agreed sales, let alone completions.

It'll come, & they're my two largest holdings, but property takes time.

I have not spread the word so much as spread the capital. I like the short expected duration at a time when the relevant rates (5-10yr Gilts/Bunds etc.) have likely levelled out. 30% gains seem over-optimistic, but are they? GABI (albeit not quite the same asset-type) has shown what is possible if you can be patient. Even AEET has been successful so far, notwithstanding what I expect to be a difficult second half.

I therefore expect to see risk premia reduce, and see 10% capital gains on the non wind-down ITs via discount reductions. A portfolio of that lot with the wind-down certainties is my aggregate theme with individual exposures graded for increasing "certainty".

Hello skyship I agree with your numbers, I meant I expect speedy return of capital, 80p odd in total including income. 70% in 7 months, 30% balance in 12 months. Sales packs are ready properties new & have good esg credential & European Institutions are buyers to add to their Commercial Property portfolios with interest rates dropping. Well that's my theory!.

giltedge - a little over the top surely!?

Last NAV stated 93.7c (79.0p). Add in some reducing income of perhaps 4.8p over 15months and we could maximally see 83.8p for a max of 35% in, say, 15months.

That would certainly be a great result.

I'm looking for a rather more conservative 78p total for a still great 26% return in that same 15months.

However we look at it, ASLI is an opportunity which no-one should miss; so spread the word far and wide on every thread you visit...

Yes having a good day for once, whole Reit sector doing well. Segro up 3% & trading at a premium. A good read across to this trust. We should have an RNS soon on progress of sale. I am hoping for 60 - 70% return within 6 months!.

mark55man - just the chart; and the fact that they've remained too cheap for too long thanks to that institutional tap.

Happy to believe you @Skyship but is there any news that makes you think that or just the chart

would be nice I've only been invested for a week and whilst I understand this is up to 18months timeframe I always feel better to be a bit up on the deal as early as possible

It looks like the seller at 61 may have gone, however it doesn’t mean he doesn’t have more to sell higher up. On the plus side, it was an SETs trade which means that someone bought them as well

There have been previous false dawns, and several days needs to pass to establish this potentially higher level. Whatever, the seller has to be exhausted at some stage.

Interesting trades today. Main action was at 14:42 with a put-through of 650k @ 61p.

Well over another 500k bt at 61p subsequently.

Tomorrow we have the EGM to approve the wind-down.
