I'd imagine it would be possible to find many of the properties for sale (like Far Ralia) and track when they become unavailable. 30/7/2024 08:50 | Timescale an issue, property doesn't move quickly, sometimes in years (eg for PCA's Hudson Qtr flats - many, many years). Bearing in mind API had two suitors, and ASLI had multiple bidders for individual properties/groups of properties, it's noteworthy there's been next to no sales announced yet - agreed sales, let alone completions. It'll come, & they're my two largest holdings, but property takes time. | spectoacc | |

I like the short expected duration at a time when the relevant rates (5-10yr Gilts/Bunds etc.) have likely levelled out. 30% gains seem over-optimistic, but are they? GABI (albeit not quite the same asset-type) has shown what is possible if you can be patient. Even AEET has been successful so far, notwithstanding what I expect to be a difficult second half. I therefore expect to see risk premia reduce, and see 10% capital gains on the non wind-down ITs via discount reductions. A portfolio of that lot with the wind-down certainties is my aggregate theme with individual exposures graded for increasing "certainty". | chucko1 | |

Sales packs are ready properties new & have good esg credential & European Institutions are buyers to add to their Commercial Property portfolios with interest rates dropping. Add in some reducing income of perhaps 4.8p over 15months and we could maximally see 83.8p for a max of 35% in, say, 15months. That would certainly be a great result. I'm looking for a rather more conservative 78p total for a still great 26% return in that same 15months. However we look at it, ASLI is an opportunity which no-one should miss; so spread the word far and wide on every thread you visit... | skyship | |
