HyYou and your side kick post every day, yet neither have any position. You've made it clear for a long time your views and yes you called it right, but you don't have to keep deramping now, point made.....but you do keep on, that now IMO smacks of gloating and seeking self praise.Your API made a new 52w low today and you've not posted there for 30 days, yet it will suffer due to high interest rates yet not a word about that impact on your own investment. Why?

I am not gloating.

In api I have a very good dividend and the succinct possibility of corporate activity at a profit

The only possible buyer here will be for the cash.

I’m not trying to annoy (though I obviously am) rather, warn as my oft repeated view as to where this is going shows

Actually thinking of buying more API

I have said all along that WJG's business model was a high-risk speculative development company.
It needs taking back privately, however, who is going to risk their money in this economic climate

Hi hyYou aren't coming across as just an interested bystander, you are gloating at people losing their money just so you can puff your chest out and say "I told you, I was right".As I posted, why aren't you flagging the same negative points over on the API thread where you are invested and where that trust will also be hit with increasing interest rates?.

Empiric is a well-run Reit company with, a totally different business model than WJG.
They have some great student locations on their balance sheet

I have considerable (for me) investments in actual student residences.

The problem here is that it is rudderless. What is it ?
A spec builder in a time when it is impossible to make money spec building

Despite what the ex employee posts on here:Empiric Student Property boasted a "very strong start" to 2023 as it raised its full-year guidance and pumped up its interim dividend. The company, which owns and operates studio-led student accommodation across the UK, reported a 16% year-on-year jump in first-half revenues to £41.3m, while earnings per share rose 18.5% to 2.3p "Following our best ever re-booker campaign, the booking cycle for academic year 2023/24 has tracked significantly ahead of the prior year," said chief executive Duncan Garrood. "Our accommodation is now effectively full for the forthcoming academic year with occupancy at 98 per cent, a level achieved earlier than ever before." The company said its strategy to actively shift its portfolio away from non-core locations to prime, undersupplied cities with top-tier universities has paid off. Looking ahead, Garrood said he expects "another record year" for Empiric, and said that like-for-like rental growth would now be around 9%, up from previous guidance of 7% - which had already been upgraded in May from earlier forecasts.

Hi hyI'm still confused as to your constant negativity here due to the impact of interest rates, yet you hold API don't you, well you did, which will also suffer the same fate as here but you don't post anything on that thread. Very strange behaviour and yes you called this right, hats off, but you clearly called API wrong!, it's heading for new 52w lows.You are starting to not only contradict yourself, in relation to buying API but slagging WJG off at the same time, but now coming over as someone like Christw, a hidden agenda / bitter / ex employee who was sacked, etc etc.If short here and talking your book fair enough but you've clearly stated you have no position.

You are totally missing the Wjg model.

They are spec builders not owners of student housing.

When you can easily earn 8% on your money no one repeat no one will buy Wjg product at a price that is profitable for Wjg.

Unless things change radically and they are now unlikely to in the medium term this is doomed

The big problem with PBSA development is viability, interest rates, construction costs, and land prices, which is making it very difficult to build student accommodation profitably.
That's why there is a significant shortage of student accommodation for the 23/24 academic year xx

So with the furore in the Times at the weekend about lack of student accommodation I think that if WJG can get there act together then they might be able to stabilise and tell te City a bright future exists.

The more I read and see at 50p this is way overvalued.

I witnessed a European fund pulling out of a btr deal this week citing the changed environment (ie interest rates).

I ve been banging on about this for some time but it’s worse now than I had imagined.

What’s going to happen in October. Well for one thing there have been no sales despite our being told of two being “under offer”.
All the assets (not some) will have to be written down. Traditionally when a ceo leaves in circumstances such as this the new managment kitchen sink the results.

I think the share price is in for a torrid time

Some European comment (eg Leo Veradkar in Ireland) about rates staying high for 5 years.

Wjg has no future in that scenario. Best thing for shareholders I think is to wind it up
