11/6/2010 17:53 | Hi brownie69, Your 'agent' is out of date I'm afraid - Unite sold Culver House, Park St, Bristol in November 2009 to M&G Secured Property Income fund for £21.5m on a sale and lease back arrangement. The property was fully refurbished in Summer 2009 and were able to raise the rents by 26% as a result. Regards, Maddox | maddox | |

My understanding is that Unite sells on its developed properties after a short period into a separate student property fund. Any property on Unite's books is thus new build. It is the property fund that will be responsible for maintaining the properties out of their rental income. Unite own 16% of the fund directly. | maddox | |

Unite has a lot of old accomodation they have not kept up to scratch with refurb work, and not always in prime locations. Long term outlook looks poor hence the ongoing sell off. Fair value could be down around the £1.00 - £1.10 mark and they need to sell the old and poorly located properties and downsize given the operating enviornment they are heading for. | brownie69 | |

09/4/2010 10:38 | The valuation in the last results was disappointing and took the shine off a good set of achievements by the management team in response to the credit crunch. Now we see the USAF has been revalued up 2.1% over the first qtr., which suggests to me that these point in time valuations are more reflective of the volatile capital markets than the underlying assets. The investors in the USAF are certainly going to have a longer time horizon. I also notice that we have a new FI on the major holders list - Fortis. We have seen quite a change in the FI mix over the last six months or so, corresponding to the period of price weakness. We now need a bit more institutional buying to see the share price strengthen.
