15/1/2007 11:18 | Quite shocking! a solitary sale of a few hundred pounds and the spread moves from 33/38p to 30/35p.Getting very cheap. I know that TTS paid £760k for their Property in 1986 and I want to match that to a City Of London Commercial Property Price Index to get some idea what thir Property is worth now on that basis. I know Halifax and Nationwide have indexes but I don't know if they go back that far. Anyone offer any help or advice in this regard?Anyone know how many thousands of sq ft they have? regards | rainmaker | |
10/1/2007 13:55 | Hi HP-re your last Post-IMHO it's much better than that-according to King Sturge, a top Commercial Property Consultant, rent in the square mile as measured by NER(after stripping out incentives such as Rent free weeks)actually rose a quite staggering 35% last year against a 3% rise in 2005 and now average £58 per square ft. Forecast for the current year is a further rise in the order of 15%.This rise has been fuelled by a boom in the Financial Services Industry -London is the pre-eminate location for Forex as their total transaction value is World beating and I believe Money raised for IPOs in London outstripped New York last year for the first time etc etc-you get the picture! Have checked Streetmap and their Office falls on the Boundary within the Square Mile. I remember walking from Liverpool Street Station to their Offices and it's not much more than 5 minutes away . Really what their Business is doing at the moment is in my estimation of secondary importance as they have a very valuable piece of commercial real estate regards | rainmaker | |

Surrounding area used to be a bit dodgy but I'm going back quite a few years. I'm sure it's been gentrified by now like the East End. 08/9/2006 13:48 | HP:> Office building is double fronted and from memory 5 floor and something like 40/50 feet deep with parking in front just off the Angel Islington. imo but dyor if converted into flats (if planning permission abtained) should be worth significantly more than current market cap - however sale would produce profit and tax liabilities so unable to assess net benefit to shareholders at teh moment. 05/9/2006 12:39 | HP-I was serious but don't know about amount.Previously I went back over 10 years of trading data and calculated value ranges based on P/E,P/S and CF per share then applied averages to the current EPS etc.Haven't got details to hand but I believe I came up with an intrinsic value calculation of approx 85p to 120p-I'll check and post later.Given this Company net cash on balance sheet,a Property with a value that exceeds it's current market capitalisation,it's strong trading and dividend paying record(it has only made one loss in the last 10+ years) ANYTHING UNDER 60P IS VERY CHEAP regards | rainmaker | |
