Porch you forget to mention they were over a billion in debt, that was a very significant factor as to why they fell to 3.5p intraday but didnt stay there for long, If these fall to a pound I do hope you will buy some & enjoy the ride back up, please dont miss the boat because you will if your not quick enough, life is a gamble but tw'sp is now just so predictable, to many people miss the bottom & sit on the fence whist they go back up just hoping for that better price & they never get it because they cant see the true value of a company Imo the next cycle will see these around £3.50 & the next cycle will come because it always does, history repeats it self, it peaks then troughs then peaks again & will do.many times in what life
I have left, my dad always said your a long time dead make the most of life because it goes very quickly & hopefully he will be very proud of what I have achived. Particularly with my investing he taught me well.

I wouldn't touch any us shares with a long barge pole, the Dow is at least 40% over valued imo where as the uk markets are about 40 under valued
Sikh 5% is not a housing market crash I'm sure you mentioned house prices falling 30% the other week? Unless more houses come to the market prices will continue to rise they may stabilise but I just don't see them falling, these are very strange times where all the indicators should be pointing to a recession but every company I talk to are busier than they have ever been, my old company has the biggest order book in our history I strongly believe that the uncertainty of leaving the EU delayed a lot of people from moving house & had covid not happened I think the demand would have been bigger, Event if interest rates reach 3% that is still historically low, I am not saying there wont be a housing slump in the future but from an industry point of view I think it will be a while yet, knowing how the markets over react we may well see TW fall to £1which would be totally under valued but I have plenty of cash waiting & again will sell half circa £1.80 as zI did before & I have no doubt they will be manipulated back up faster than they came down ,real investors know a bargain it's just a case of waiting, It is without doubt that Tw are strong enough to weather any storms & they have proved that many times, I have found in life that it doesn't pay to worry to much about what is going on in the world you just have to get on with it, everything comes good in the end that's why I invest for the long term at the moment I just see this volatility as a great investment opportunity, just like the financial crisis & covid where zi bought bombed out cheap shares, answer me this do you really think Tw are currently worth £1? You never mention any successful investments you have made or your failures? I know you think I am mad with my strategy of buying Tw. Shares but long term I know this will bring substantial returns it doesn't matter if I add more on the way down anything below £1.50 is cheap to me.I have seen many shares go up & down iny near 50 years investing but I have only lost money on 2 that went bust so I must be doing something right! the most important thing I have learnt is never invest money you may need in the future & never ever be panicked in to selling shares & only invest in companies that have a strong brand & are old established & based in the uk, do my own research & never take advise from anyone because that is like pulling up to a junction & your passenger telling you it's clear to go when a car is hurtling down the road at 100 miles per hour, Fatal!

Property is so overdue a hardcore correction and its probably already starting along with general meltdown for U.K. economy anyway, nothing ever really recovered from the financial crash and Osborne’ hopeless slow death austerity, brexit fiasco, covid, not stopping QE soon enough and now Putin/parabolic taxes and inflation/rising rates on a credit junkie population…it writes itself. All bets are off for builders shares now, once a slowdown starts they get written down to a pittance…what was it .18p for this last time 07 through 2013…..wrong shares to be in now. Buy US mega caps, comfort blanket stocks. Ftse is dogshxt anyway.

"I think HP will come down about 5% if we go into a recession and TW share price will go below a £1"

If I'm right then your figures are very optimistic..

This share is going no where in the near future we could see a recession by the end of the year yes it probably as been dragged down today I think HP will come down about 5% if we go into a recession and TW share price will go below a £1 that will be time for me to buy more I hope I am wrong honestly thought £1.30 could be the bottom

How many Ukrainians have now been accepted to stay in the UK?
It may be temporary , but I guess it will not be, the Syrian civil war with little support from the west lasted how long ?

They all have to live somewhere adds demand for housing.

you have to take into account there are hundreds of house builders in the uk but only a handful build the majority of homes, I'm sceptical about those figures & any declines have not been noticeable at my company, I spoke to PSN & Tw last week & both say they can not build houses fast enough. I must admit we had seen a general slowed down in orders across the construction industry plus our other markets when Putins war started but now back to normal levels. It is more likely that smaller builders & one off houses are holding back due to cost pressure as these would not warrant the huge discounts that larger builders get on materials, All this will do is push house prices up & will stand by my previous estimates that house price will increase 5% this year & next.During covid new house builds were reduced & as I have said before it will take many years to rebuild that lost production & not every buyer is affected by inflation & interest rates

There you go, further to my comment in my previous post re hiring workers to complete the work as soon as possible, Barratts have just rns'ed.

So it won't take 20yrs, will it???

from Barratts rns:

"In order to expedite the remediation programme we will also be deploying additional resources in our dedicated BSU, which are not included within the expected costs above. "

and again, clearly govn in control:

"We welcome the action taken by the Department for Levelling Up, Housing and Communities ("DLUHC") in recent months to introduce proportionality to the building safety environment. We also welcome DLUHC's further commitment to continue with their work and to set out a fair approach to remediation including a robust and independent arbitration process to provide clarity for all parties where there are areas of uncertainty."
