very attractive yield atm. the sector is unloved at the moment but this particular reit with occupancy so high and high demand for years to come seems to be in a much better place than other players. I hold some atm, very happy with this yield :)

I was thinking of buying some of these for the yield and potential growth but interactive investor are warning me that over and above stamp duty there is an additional 4.4% to pay for product costs per annum Is this correct please ?

Can only see these Reits Navs to discount gradually srink to around 10% instead of 30% discount. As reducing interest rates talk over the next couple of months...

Inverse correlation with interest rates playing out in the share price action. As forecasts for lower rates come through, the share price appreciates.

A reduciton of 2 p by jefferies to 105p is ok (i hope we reach that). I think i will recycle some of my EPIC holder to invest more here.
The REIT reason to exist makes a lot of sense to me.

I think the reality is REITS, Infrastructure funds & other fixed income proxies are all suffering as inflation is more persistent than expected and interest rates are going higher than expected.

8% yield isn't that attractive, when inflation is 7% and "risk free" long dated gilts are circa 5%.

That said, that's looking at a situation where everything stays as it is when we know that historically increasing interest rates only last until we hit a recession and with the debt pile around (the government in particular)then it would seem that a) inflation will eventually crash & b) those interest rates will not stick around at 5% or so. A recession bringing interest rates to 2% and the yield here to 5% would bring the price to over a quid a share again. Unlike other REITS recession shouldn't impact income too much so I'd be surprised if the discount to NAV doesn't narrow significantly over the next 12 months.
