17/8/2023 10:47 | I think the reality is REITS, Infrastructure funds & other fixed income proxies are all suffering as inflation is more persistent than expected and interest rates are going higher than expected. 8% yield isn't that attractive, when inflation is 7% and "risk free" long dated gilts are circa 5%. That said, that's looking at a situation where everything stays as it is when we know that historically increasing interest rates only last until we hit a recession and with the debt pile around (the government in particular)then it would seem that a) inflation will eventually crash & b) those interest rates will not stick around at 5% or so. A recession bringing interest rates to 2% and the yield here to 5% would bring the price to over a quid a share again. Unlike other REITS recession shouldn't impact income too much so I'd be surprised if the discount to NAV doesn't narrow significantly over the next 12 months. | lloydypool |
