They made a commitment to do it in October but if I was them I'd offer low price 40p and see who wants out. In this trading environment best to mop up share on the market and keep the cash in reserve for acquisition opportunities. There might be value add proptech deals out there next year if property transactions really get hit.

Stockopedia shareholder tracker says 77.72% held by major shareholders. Smoove website is 6 weeks out of date. Free float will be low. This could just to 60p quick with few aggressive buys. I wonder if the company will just give every shareholder the opportunity to sell 13% position for 60p. Those who don't take up the offer those funds will be used for on market purchases.Multiple ways they could approach this.

They would struggle to buy 5m but if you can get 1m between here and 60p, why not do that. Then tender the rest at 60p. Institutions would still reduce at 60p if they were planning to anyway.

Think we have a back ground buyer, selling price offfered was way over bid and rising all day.Another day closer to buyback/Tender.The company would struggle to buy 5m pounds worth on open market under 60p imo.Have a good weekend people.

Meanwhile talk of house prices dropping. Would be good for first time buyers, especially if it was a significant correction although decades of under-supply would at some point create a bounce.

I forget but aren’t the falls usually greatest for first time buyer houses, because they are the purchases that trigger the health of the whole market.

Strange situation for the company, do you make the tender offer now at significant premium or buy on market whatever you can and drive up the price to 60p. Who would then agree to sell at 60p, maybe institutions will anyway as they know there is no volume to sell. Especially those mopping up recently. Easy return.It would be a waste announcing the tender offer without trying to buy what you can now.

Share price was 60p when the announcement was made in August.I think the big seller got margin called in the markets and was a distressed seller.

I was initially thinking who would want to sell under 50p but clearly someone was desperate to exist recently and sold in the 30s. 20% of the company is a lot of shares to potentially buy, you'd assume majority of existing holders see the bigger picture and won't be selling this low.

Open market or tender offer. Don't think they can fill it all in the open market. Tender offer has to be above 40p and probably needs to be a lot higher to get enough sellers.
