EI, I'd be surprised if it went much lower than that.

Data Centres are very much in favour these days and Labour government are reversing planning permissions in their favour already.

Segro said its Italian joint venture, Segro European Logistics Partnership, has disposed of multiple logistics warehouse assets.

The London-based property investment firm sold four warehouses, two located in Milan and two in Rome, covering 338,745 square metres for a EUR327 million cash consideration.

The portfolio is fully leased to three customers in the online and traditional retail sectors, and generates a passing rent of EUR19 million with an average lease term of 10.5 years.

All four warehouses were developed by Vailog Segro, an Italian developer which Segro fully acquired in April last year after first buying a majority stake in 2015

Thorney Business Park data centre gets planning permission

A huge new data centre the size of six football pitches can be built at Thorney Business Park after two councils gave it the go-ahead.

Property developer Segro plans to build the data centre at Thorney Business Park between Slough and Hayes in west London. It says the data centre will take up floorspace of 27,304 square metres, and be 25 metres high including rooftop machinery.

Plans say the data centre building will house offices, equipment, emergency backup generators and fuel storage. The site also includes an emergency access road, associated engineering works and parking.

Segro had to apply for planning permission from Buckinghamshire County Council and Slough Borough Council as the site spans their boundaries.

Segro Park in Rainham carbon neutral factories plan approved


The green light has been given to plans for 20 acres of carbon neutral factories and warehouses in Rainham.

The latest stage agreed to by Havering Council is part of a comprehensive scheme to redevelop derelict industrial land along the Thames, from Rainham to the Royal Docks in Newham.

Units are now being offered on the market before construction starts at the Segro Park complex in Courier Road, next to the A13 London Gateway, following completion of an earlier industrial park in Ferry Lane.

Both sites are part of the East Plus regeneration by developers Segro in deals with Havering, Barking and Dagenham and Newham local authorities to regenerate derelict land.

Edit: Okay, I read speculation of such on the EBOX BB.

I suspect SGRO were taken aback by Brookfield's surprise intervention for EBOX; and decided to wait things out before stepping in with their own offer.

With their expensive paper SGRO can make a share rather than a cash offer.

Joint venture partners SEGRO and St George have completed their first letting at the SEGRO V-Park Grand Union multi-storey industrial development in Alperton, North West London.

An unnamed automation and robotics company has agreed to lease just over 5,000 sq ft at the 134,500 sq ft, six-storey development.

The company, which is expected to take occupancy later this month, will use the space for research and development to drive efficiency, sustainability and safety within the sector it operates.





DP World opens its largest-ever UK warehouse to meet consumer demand


DP World has announced the opening of the largest-ever warehouse in the United Kingdom, with the 55,550 m² facility in Coventry being part of a US$63.5 million investment.

The new warehouse, internally fitted out for US$43.2 million and completed last month following a two-year construction period alongside developer SEGRO PLC, includes a new fully Automated Case Retrieval (ACR) system expected to increase efficiency.
