I am slightly at odds with the crowd here. I am happy with today's announcement. I bought on the vaccine headlines a year ago after watching this REIT for a number of years and I still don't see a better selection of assets. If anything I will look to be buying more - I plan to hold for the very long term for a mix of inflation protection, asset price and income growth.

They had 180m cash to deploy; away from refinancing options to boost the dividend or a one off special dividend to return this to shareholders I was very uncertain what they could do with this money and was worried they may start paying premium prices for assets. This would seem like a good use of some of the funds (albeit the inflation cap is a tad annoying but I can understand why Merlin demanded this - the move to CPI would have happened anyway as RPI is retired towards the end of this decade).

Responding to the comment 'these changes don't help as most investors will be long gone or dead by then'. I politely disagree and personally feel that the more the management think very long terms and make secure income REIT look like a high quality, inflation linked bond paying ~4% real yield - the more pension fund and big asset management money will flow into this REIT. I actually think the REIT looks very cheap when compared to 30y UK inflation linked bonds which currently offer a -2.25% real return annually.

What a stupid thing to do.
Will benefit the company from 20 years time, well after lots of investors have died of old age, if not from Covid.

Accor eye a rebrand move on Travelodge UKThe Travelodge Owners Action Group, representing the majority of UK Travelodge landlords has set up AGO Hotels, exercising their break option from Travelodge following last month's CVA deal. The move to create AGO Hotels is in association with Accor.Accor made this move, recognising an opportunity to more than double its British and Irish portfolio by rebranding the majority of Travelodge hotels in the UK.Travelodge earlier this year adopted an aggressive strategy to force landlords into agreeing no rent for the second three months of 2020. A bitter row followed, and Travelodge placed itself into insolvency proceedings using a company voluntary arrangement.Landlords accused Travelodge of using the Covid-19 crisis as a thinly veiled excuse to realise cost reductions. Hoping they maintain it, now there's some clarity over Travelodge. This is what they said last time:


"The board will continue to keep dividend payments under review, recognising the importance of maintaining a balance between retaining funds for opportunities should they arise, appropriate cash reserves given the uncertain duration of the pandemic and the desire of the company's investors to preserve their dividend income."

This is & has always been the key for me:

"The Company and its advisers are in preliminary discussions with alternative hotel operators with a view to establishing the best options for maximising shareholder value. There is a variety of different lease and partnership models employed by investors and hotel operators and the Company is assessing the potential for any of these to add incremental value over and above the existing lease arrangement with Travelodge."
