This really is a very quiet board with no posts at all during the last seven months!!!

There is a very nice article in this weeks 'shares' magazine about Safestore's growing returns, with lower costs and operational focus set to drive a net asset value rise; it rates it's growth as high whilst both the risk and quality is set as medium

I like Safestore's growing dividend, at 31 October 2013 it was 5.75p and at 31 October 2014 it grew to 7.45p with the Investec forecast for the current year being 8.6p whilst the following year it could be 9.3p per share.

The shares article concludes that momentum is building in the business as it extends it's track record of boosting occupancy while increasing prices; the share is rated a buy.

I'm a long term holder so well pleased

The most disconcerting element of today's trading is that not only is the volume well up on the recent daily average but the number of trades is exponentially up. A quick look at the last 5 days trading shows a consistent level of 50 or so trades and 50,000 volume. Today there are over 800 trades and well over 1,000,000 volume. However, having said that, apart from one large trade (a sell) mid-morning of some 228,000, the bulk of trades are still only in three figures. Maybe the market knew about the large sell in advance.

It's unlikely the market would have any advance warning about current trading this far in advance of results, IMO. It's more likely to be small holders being caught out by stop losses - and then some more.

The first quarter trading update in February didn't flag up any serious concerns; indeed, it was reasonably upbeat. So we'll just have to wait till next Thursday.

PS This is a very quiet board - no posts for nearly six months!

edit At least the price has hardened a little at the close.

I was thinking the same. Always a worry as a PI, we're usually the last to hear about significant news. Hopefully it's just a result of the recent downer in the housing market.

Anyone know why share price has dropped quite substantially today? Interim results due on 26th June and I am hoping that these will be rather nice, but given the drop I wonder if news etc has leaked out!!!

Guys I recommend to get in now and go long......give it 3 or 4 years but there are good things coming. Fortunately I got in at around 104p so it's been a nice little earner.

Suspect the resignation of the CEO will affect what is a decent IMS. 2014 is shaping up to put this back as a growth stock.

Correct on all counts, 18BT!

Mind you, the latest dividend hardly benefitted from REIT status with only around 10% of it being classified under that heading. This split should improve with the REIT element proportion increasing as time progresses, I would guess - and hope.

Is this thread completely dead? Just bought in yesterday prior to IMS tomorrow. As well as sensible valuation, this is a conviction buy that the increase in the housing market will increase occupancy rates and the imposition of VAT has worked its way through the system. Gearing is high, but co has plenty of facilities. Decent yield which should benefit from REIT status.

From Tempus column in The Times today:

Both the biggest suppliers of temporary storage space have put a break on new openings. Big Yellow Group thinks it has as many as it needs; the market leader, Safestore Holdings, had just opened one in suburban Paris but says there are no others planned.

It is not that the market is saturated; there are twice as many square feet of storage space per head of population in London as in the rest of the UK, but the capital still falls well behind the US. But such companies had previously been able to rely on a booming housing market and are now having to be more canny about how to get the most out of existing outlets.

For Safestore, this means variable rental rates that take account of the local economy. The group has 135 stores, including 98 that are wholly owned in the UK and 25 in Paris. It has built about 20 since it was floated five years ago by private equity with hefty debts; these take time to fill up and reach their full potential.

That differential pricing, and a hit from the lower euro, sent the average rental rate almost 6 per cent lower in the third quarter to the end of July, but revenues per square foot were correspondingly higher and quarterly revenues, at constant exchange rates, grew by 5.7 per cent to £24.9 million.

Strong cashflow and the lack of much further capital spending could imply further rises in the dividend, while the shares already yield more than 5 per cent. Worth locking away, so to speak.
