Bristol redevelopment should be completed now, big project to increase NAV and rent roll when they get it fully let.

They are so conservative on nav I'd say 107p. Whenever anything is sold it always seems to go at 20% above nav.

It is now 2weeks to 11th September when we get the stats and NAV update.

So, how about putting your head on the block with your view of the NAV as at 30th June.

stewart, the only thing depressing the share price here is the weight of Conygar's overhang. Once they have sold their holding the share price will respond upwards.

It feels like I have lost money on this but with regard to the dividend tide it is coming in faster than the Market can mark it down. You'd be very unlucky to have lost at any point.

I guess the Market can keep trying to hold back the tide but one feels the fundamentals may eventually overwhelm the levees.

hammon - well researched. Seems as though we got Hull & Deeside rather than Oldham; but otherwise certainly looks like the M7 portfolio. Ipswich sounds like the plum property.
