@CDV what corner has been turned? The bond will have to be dealt with before there is any meaningful IR reductions. Occupation is seeping away and shifting office buildings isn't getting any better if it was they would be sticking out RNS's. That said a sub 30 price gave plenty of upside when the inevitable further divi cuts come.

A corner has been turned for RGL now that it's very clear base rate is falling next year. Expectations are for as much as 1% off base rate by this time next year.

Re took a small position last week having sold out in the 40-38p range. Seems the churn around 29-31p has been a good consolidation point, but no real view beyond that.

This interview is over a year old, but still an interesting twist to the WFH story which could become more common as the planet continues it's progress toward the peak of the current interglacial period.

i'd call a bottom in the office market, most companies have returned to office 3-4 days a week.

On D for E and who would refinance the retail bond - loan to own PE fund comes to mind They'd take security on the property owning SPV shares and put in hair trigger covenants to enable to an easy pass of the keys

Yep they are non-recourse secured lending pools So the bonds are effectively junior loans
