In the past hour HL have coughed up the capital but no income yet. For most of the day there was a pending error, some dimwit junior no doubt now ex employee, who confused pence with pounds. I was a multi millionaire on paper, sadly not anymore.

I think RGL1 will be OK.

I think they had £33m but paid a £6.2m divi (not paid it out yet), so they would be £24m short if they took it to the wire to repay the £50m bond (less interest).

They collect 60-70m in rent a year so between March and August poss an additional 30-35m in rent collected before costs.

They have also earmarked disposals and back in Match said they had £22m under offer and in legal due dilligence.

The asset manager makes 1% on AUM a cool £7m a year and will not want to see that end anytime soon.

The banks subordinate the retail bond but they won't want to see it go into admin and see their loan become an NPL.

They paid the divi which can be argued both ways but surely they would have issued a script (to retain REIT status) instead if things were very tight.

I think a rights issue or other equity raise likely but they might even have the cash to repay. There are no cash covernants that I can find on the bank debt.

I, too, think these will be okay from a combination of existing cash plus proceeds of sales perhaps bridged by some friendly institution.

Can't see default with consequent fall-out being permitted.

We are talking about property valuation of 700m vs a 50m bond so the valuation can fall 90% and the bond is still covered

Don't know. There is no knowing what the property assets are worth. When they are valued for accounts purposes it is on the basis of a willing buyer and a willing seller. However, when prices are falling there aren't enough willing buyers.

With the huge property assets I can't see how these don't get repaid. Seem v cheap. Anyone disagree?
