riverman - sorry, but that comment reeks of the BUY & HOLD mentality which worked in the last century, but not now. To maximise returns you need to learn a trader's attitude at times.

Personally I sold out of these at 56p c6months ago so as to maximise my holding in RGL. I haven't reduced RGL, but have now bought back in here at 50.4p as the share price now once again represents value.

As to the superficial analysis - please enlighten; to what exactly do you refer?

I find it revealing that virtually all the comments here on supposed selling activity/buyers in the background, instead of the fundamentals of the company which will ultimately drive returns in the long run. Speak volumes about most investors short term thinking and very superficial analysis.

Good news for UK REIT holders (not just RLE) is that due to tax changes from 1st April REITs will become a relatively more tax efficient way for at least some foreign investors to invest in UK property

Might well represent an interesting corporate or investment opportunity for anyone prepared to make a lowball offer to the seller. I well remember UAI in the doldrums, then The Quantum Fund took out the seller and subsequently banked a c30% profit within 6months...

From the UAI thread:

"Those with long memories will recall cApr'13 when The Quantum Fund (Geo. Soros) took a 10% stake @ c150p. Just over a year later they banked a very healthy profit by selling their stake to Aberdeen @ c240p."

But institutions with large blocks are the problem. Unless someone has more up-to-date info, PLI have 10% (18,640,000 shares) & perma-seller Invesco 24.98% (46,582,768, as pointed out by @Skyship, though I bet that's lower now). Ruffer, who are seemingly not a seller, have 11%.

Unless Invesco's strategies suddenly become popular again, difficult to see that changing. Still - at least Woodford's not on the register. :)

I am surprised the mm can't find some institutional buyers to take some large blocks of stock, it seems a good stock for funds needing income.

The results might be decent as some say but it's been non-stop selling since the results. I'm holding off for now.

Overall decent results - yes flat nav a bit disappointing but to a certain extent that's a subjective measure determined by surveyors with reference to recent comparable transactions, so somewhat outside their control, at least in the short term.

The key metrics which are likely to drive future nav growth all look very healthy - occupancy, epra earnings and reduced cost of debt
