Rather strangely I only have 6% cash. I’m considering reducing my dollar exposure as surely the pound must come up again (or the dollar go down lol) but who knows - Brexit could be a disaster and Trump might be a great success. | alanji | |

As an investment RLE continues to be one big yawn; yet I can't help but feel that I should be more than happy with RLE's 6.25% yield and 20% NAV discount! Having banked some PE profits over recent days, I find myself 38% CASH. I was beginning to wonder whether that £4m might have been an error - but it seems not as the Business Desk article appears on the RLE website; along with this later one showing another purchase - this time on a 9% yield after HMG recently agreed a new 10yr lease. 05/7/2018 09:46 | Topaz Business Park achieves record Bromsgrove office rent & then this from 10yrs ago is surely the best reading on what looks to be a really prime Development: Topaz development of offices in Bromsgrove for sale or to let As Sleepy perhaps suggests (though not sure if that actually is his implication) it does seem as though we got a good deal buying Topaz on a 7.2% yield. It seems as though it was built by local construction company Benniman back during the property bust of 2007/8 - at the time appears to have been valued at £5.5m! | skyship | |

I had a genuine interest in seeing if someone with good (and better than my) knowledge of the Birmingham commercial property market would respond and perhaps it is of some significance that that didn’t happen I have personal knowledge of other, admittedly smaller, but apparently older and less well located offices off the motorway further north than Bromsgrove. A couple of years ago these had ERVs of about £12 and changed hands for about £140 per sq ft Given the regional office market has, generally, strengthened in recent years I was very surprised by the low level of rent and the low capital value of Topaz Perhaps someone knows when the Park was built and can provide information justifying the apparent low price | sleepy | |

02/7/2018 17:37 | Numbers seem ok to me, yielding about 7% on the investment which is above the dividend of around 6%. The main point here in my view is that the share price is about 20% below the NAV which gives us some downside protection whilst picking up 6% while waiting for the share price to rerate. Other REITs that iv held with wide discounts have closed over time but for me its getting those dividends and letting them compound. Just my view KT. | killing_time | |
