Henchard, just because it is Rog’s “understanding” does not mean that there is no source and it is made up. Rather, there may be a source, but he has misinterpreted it. Rather like he did when he saw good value for the share price at 270p.

It may also be the case that Rog actually does not own any PURP shares and such a theory might explain the random and blasé comments made (over a long period).

Sounds like you've done some in-depth research. That's great if you have compelling evidence 1) that traditional agents are "leaching staff", 2) that they are going to PURP and 3) that they are doing so because they believe traditional agents are about to "go under due to high fixed costs."

I suspect you've just made it up (given your past form) but I really would be delighted if you're able to post evidence to support the 3 assertions that are wrapped up in your "understanding".

As of this August LPEs are self-employed and so are not paid any basic salary, but do receive £150 per listing. There are extras on top. They have to list a lot of properties.

@sweet karolina - you’ve hit the nail on the head again! It’s happening with PURP in the uk now, there will be a huge walkout when the LPE’s aren’t earning the money As they’ve all got bills to pay!!!

It is a fact that many PURP LPEs are not local and not expert. It is also a fact that those who are not getting enough from fees are leaving to do something else. This is particularly true in the unfolding Oz disaster and has been reported many times. I suspect PURP are supressing the extent to which it is already happening in UK, however as the market continues to cool the flood gates will open wider and wider.

That is not to say there are not many good LPEs who are both local and expert. They will be among the first to go when the money stops flowing / they are disappointing more and more customers because a. they can do other things and b. they will care about their own personal reputations.

It must attract the desperate because there is no salary.

The other thing about the LPE's is that as I understand it they are infact 'owned' by people further up the ladder, so one franchise owner might control 6 LPE's.

It was a while back but that's what I read.
