I agree to be honest with house prices anyway but then I have no axe to grind. Not long estate agency stock and no mortgage so what will be will be for me.

But different statistics from differing agencies everywhere and the market seems pretty mixed. London is really poor by most accounts and that is affecting the overall averages. With continuing low interest rates, affordability is still generally passable.

That said, I am a bear on resi property, but not apocalyptic.

Prices went up in July


'House prices gathered pace in July with annual growth up 3.3pc, the biggest increase in nine months, mortgage lender Halifax said on Tuesday – despite warning of a softness in the market.

The average house price in Britain is now £230,280, the highest on record.

On a monthly basis, prices rose by 1.4pc in July, while quarterly prices were 1.3pc higher than in the preceding three months, the fastest quarterly increase since November.'

sb888, everyone is still learning. However, I am happy about where I am starting from, and with, I think, good reason. Owning PLUS from a 3 digit price is only a small part.

An even smaller part is not owning PURP.

sb888, you appear to be more negative on PURP as compared with PLUS. Well, rightly so as PLUS has just cracked the 2000p mark. But the context is that you have persistently been a bear on PLUS, so you should be careful being so vocal on PURP (although PURP is hardly at the top of my “buy” list).
