I was satisfied by what I was told on the phone that their intention is to realise value for all shareholders.


Whether this will be done in a time frame that gives a decent return to shareholders is another question.

So I didn't vote against de-listing. And i remain a holder.


The matched bargain facility is an indication of good intent, though such facilities usually produce exchanges at well below intrinsic value.

The Company is making arrangements to allow for those of the Company's Shareholders who wish to buy and sell Ordinary Shares post-Cancellation to be able to trade through a matched bargain facility provided by a third party provider. A letter to Shareholders providing details of the matching facility will follow shortly after delisting becomes effective.

It would be useful if they could still RNS key information as many have shares in nominee accounts.

I’m not a holder anymore, but they have treated minority shareholders very honourably to date.

I'm phoning the company this week.

I'm not satisfied that they will protect minority shareholders. They speak about the disadvantages of a listing, but totally forget to mention that this provides a means of selling shares to minority shareholders. They aren't thinking about what's good for minority shareholders

So I intend to vote against the de-listing, unless they make clear to me that they will realise value for minority shareholders in the foreseeable future.

If I'm very unhappy about what they tell me, I may attend the AGM. (Like Skyship, I live abroad - Northern Spain - and it's a real hassle to get to the meeting.)

Who is going to attend the Agm?

I already know three shareholders are going and clearly our position needs to be made clear on how our minority interests need to be protected. I do not think buying shares with our company cash at anywhere near the market price at the delisting is reasonable and it should be done only at a small discount (say 10 to 15% max) to the NAV per share if shares are being bought back and reducing the minority interests even further.

I can't really imagine the Peels settling for anything less than c.20m / 142pps, which would still be more than 14% under NTAV. Personally, I'd be more than happy with a quid at this stage - but it's all a question of "when?"

Then again, debt is falling and NAV rising, and without the cost and distraction of listing that could, conceivably, accelerate things, as could any kind of clarity on Brexit, so maybe a couple of wilderness years would be no bad thing; though these would be eased if we saw some divis whilst not listed.

PHO doing rather well after the pull-back.

Total rooms for the group = 727 rooms.

All this for a mkt cap of approx only £6m!

Bargain priced.

Frankly those numbers look a whole lot better than I was expecting. The delisting will no doubt cause some to bale; so I may look to add if cheap stock hits the market on Monday's relisting...assuming it is Monday of course!
