They are indeed, albeit they are holding up well due to low leverage. I must admit to have lost my bottle on real estate at the moment.

It's amazing, but there are only a couple ungeared real estate plays on the market. These are a safer sanctuary. UK Commercial Property Trust and London and Stamford Limited look very well placed.

Excellent results. NAV held up very well, or should I say increased to £4.65. Some very interesting Perloff ramblings, as ever...top man!

All quiet here. Results in the next few weeks I expect. They have taken a big stake in Rugby Estates Investment Trust plc; it will be interesting to see what they say about that.

Not a busy thread, not surprising for a dull property company.

Just noticed this.



So Panther bought Howlers properties from Elektron for 4.6m and leased them back at 343.5k a year. I make that a gross yield of 7.46%. Not bad. But if they can increase the rent by 50k the gross yield goes up to 8.55%.

Am I right in thinking that´s some way above current commercial yields? Has Andrew Perloff got Panther shareholders a good deal at the expense of Howler/Elekltron shareholders, a company in which he also owns a substantial stake?

I could never see any point in EKT buying Howlers except so that AP could get his hands on Howlers properties.

There are not many property companies that trade on a discount to net assets - this one of them! NAV approx £4 + deferred tax liability = £4.50 or so + valuation uplift in year, if there is one. Perloff is a trusted pair of hands!

Fusebox is a troll. Amongst other things it spends its sad life ramping EKT on any board it can find and likes nothing better than winding people up. Responding to its posts is worse than useless.

any thoughts on what the out come will be when they re value the entire portfolio??

its states in teh interims its the first time they will of done that in 18 months!!!

should we see a jump in the share price??

Elektron PLC
Our holding is approximately 11.5% of this company which is performing extremely
well. Its profits have increased substantially and the company has recommenced
paying dividends after three years of being unable to do so.

I would have a look at EKT Panther is the next biggest holder and EKT could be the next co he acquires. Elektron is undervalued has good cash and making fantastic profits !

Excellent stock. Should do well over the next six months once the bid for Hawtin is out of the way.

A shrewd guy Andrew Perloff he is also the biggest shareholder in Elektron to which i have a large stake..epic EKT.

He holds over 13.5% of Elektron...EKT rebounded the last 2 years assets are climbing rapidy and the co no net debt...market cap only 8 million and co made its best ever profits just released 2 weeks ago. The co made about half its market cap the last 2 years in profits !

Pe ratio for EKT far too low at the moment and any Panther holders would be wise to take a position in EKT for obvious reasons....

If Panther bid for EKT the share price is sure to more than double...in any event the co is undervalued and should rise rapidly before the end of the year.

I have held Hawtin the dog of dogs for 30+ years.
An ever changing old textile share, recently completely stripped down to a property portfolio and unquantified tax lossess.
Perloff was in like a flash when the change began last year.
Large land holding in Wales which is grinding towards possible change of status.
Perloff has been on the board for a year, and for him its any easy safe move, which of course should benefit Panther,and Hawtin shareholders.
I am impressed with Perloff & will continue to follow.

Yes it is in my opinion. Perloff will eliminate all of the overheads of Hawtin, the £0.7m of income will pay the funding costs and the development property will provide the long term upside. Eurocity was a good deal and I suspect this one will be as well.
