Just a pity that the Regulators appear to be as ill informed as the populist press - just need to look at Paragon's loss ratio to realise that a well managed BTL operation carries a much lower risk of losses than does a residential owner occupier lender.

Overreaction, hence why the bounce. This is not the end of buy to let. The insatiable appetite for renting will only exacerbate as house prices climb. Plus many landlords are trading as companies so ot doesn't matter to them. In the short term there will be a mad rush for buy to let and OSB will profit accordingly. Long-term, not much change. Its 3% that will be absorbed by rent rises with demand.

mike,I sold OSB at an average price of 375p.I see it has bounced back strongly after the mark down post budget.I also sold ALD at 247p. In contrast to OSB,ALD has kept going south which is surprising.Perhaps time to revisit.

Nurdin,if you are still in OSB,I sold my holding at an average of 380. I am now reinvesting in ALD,which are about 15% cheaper on 2017 p/e estimates and less exposed to BTL.

.... unless you already own 15 properties in a limited company - in which case you are laughing (not to mention rich!) as the tax changes won't affect you.

Can someone help me:

I've tried calculating their net interest income based on average loans and advances for the period * net interest margin, however I can never get my figures to tie in to their reported figures. What am I missing?
