27/7/2012 16:04 | Just had a very useful BB debate with another investor regarding the merits or otherwise of NRI. He highlights a genuine concern - Can those valuations suggested in the 120%-160% NAV uplift be achieved? My take on it is that the HPEQ precedent of constantly exceeding valuation expectations will be similarly reflected in the NRI programme. I also surmise that the 120%-160% spread has to provide a realistic estimate of expectations, otherwise why pitch it that way? Absolutely no point in setting yourself up for failure; so they must feel that the 120% is a shoe-in & that the 160% is a realistic target. Also remember that the 120%-160% spread was originally announced in Nov'11, then reaffirmed in the Annual Report in May'12 - so no backsliding there then. So, it is then interesting to plug the 388p figure for that mere 20% upside into my spreadsheet. That shows a 4yr GRY of 10.4%pa; and a more realistic average 3yr GRY of 14.2%pa... Think I should be buying a few more before that Autumn tender provides the equivalent of minimally a 7p/share dividend! | skyship | |
