At this level it's a 6.25% dividend. I'm happy to keep taking that.

Think the bigger issue is that 6months support could be broken if we drop further which would open up to more selling pressure. Critical it holds or bounces around this area. No one knows where the share price will go - up or down so I just play the probabilities. I'm still long though it's under review at the moment

Hi Gorilla, not panicking, been around a long time. Sold all mine above 360p.
Being cautious and slowly buying back in.

oniabsta - With all due respect your comment of "it's dropping like a stone" is hardly accurate, it is 20p off it's recent highs, and you had an 8p dividend last month. I would hardly expect a comment for this sort of movement. The share price is back to where it was a month ago! Let's see how the rest of the week pans out before hitting the panic button.

Thanks Minerve. Could be. I was wondering if the CEO's health may have taken a turn for the worse? I believe he had to take time off recently.

I am guessing that the continual reporting of poor/flat retail results (French Connection today?) vs on-line trading are negatively affecting sentiment against future returns on new retail lettings. I don't think change in interest rate expectations are sufficient enough yet to make any significant change in sentiment.

This isn't looking good, share price falling like a stone and no comment here. Anyone have any theories?

I would suspect it would be cheap because interest rate hike risk IMO is quite low.

"Company is required to put in place interest rate hedging in respect of a minimum of 75% of aggregate drawn debt under the term facility,"

So what is the instrument to hedge interest rates and how much does it cost?

New River Retail have been given the go ahead to start Cowley,Oxford.

NewRiver revamp of Oxford shopping complex to include Travelodge

NewRiver Real Estate Investment Trust PLC has been given planning permission by Oxford City Council to regenerate the £56m shopping complex, Templars Square in Cowley, Oxford.

The 236,000 sq ft development will see 226 new residential apartments, a 71-bed Travelodge hotel, two new restaurant units, and modernised car parks.

NewRiver property director Allan Lockhart said, 'We are delighted that Oxford City Council has approved our proposals to regenerate the heart of Cowley town centre.

'We have been working alongside the council and local residents for over two years and, as a long-term investor in the community, we look forward to introducing new homes, a budget hotel, restaurants and jobs to the area, as well as revitalising our existing convenience-led shopping centre.'

The hotel and leisure element of the scheme was already 82% pre-let, having exchanged contracts with Travelodge last year, and the company said it had seen 'good demand' for the restaurant units from a range of operators.

Templars Square shopping centre has been at the heart of Cowley for more than 50 years, and was acquired by NewRiver in December 2012. It is Oxford’s largest enclosed shopping centre with brands such as Dominos, Greggs, Iceland, Boswells coffee shop, and the Co-operative.

Likewise, I appear to haveall the stock I applied for including the excess offer. No scaling back which is at odds with the RNS. Very happy.

On the basis that I got heavily scaled back on my BBOX allocation I decided to heavily oversubscribe for this offer - nearly 3x my current holding. And it's showing that I got the lot with HL LOL. So now my biggest holding by some distance but a nice end to what has been a lacklustre week

Bscuit, that's how I read it. 12,229,691 shares for open offer and 9,460,175 for excess applications. Total is 21,689,866 divided by 35,948,520 (being the total shares applied for)gives 60.3% which I'm assuming relates to the excess applications.

"The Open Offer closed for acceptance at 11.00 a.m. on 3 July 2017. The Company announces that it has received valid acceptances in respect of 35,948,520 New Ordinary Shares from Qualifying Shareholders under the Open Offer and Excess Application Facility. This represents approximately 166 per cent of the Open Offer Shares offered. In total, 12,229,691 New Ordinary Shares are to be allotted and issued pursuant to the Open Offer (representing all of the valid acceptances received in relation to Open Offer Entitlements) and 9,460,175 New Ordinary Shares are to be allotted and issued pursuant to the Excess Application Facility."

I make that roughly 60% of what has been applied for.

This is very good news . A placing to raise over 20% of the company's MC at a miniscule discount to the market price shows great confidence from the company and its major investors.Look back at previous placings - when companies want to raise substantial cash relative to the co's size they often have to sell the "placed" shares at substantial discounts, not so here. As is always the case the PI gets a small share of the action 'cos we just don't have the firepower to invest in the quantities of the II's but I'm taking up my allocation , fully expecting all sensible investors to do the same and see the steady progress in the share price and the high and stable income generated carry on . NRR's target customers are mainly low price "bargain" retailers who are unlikely to be affected much by the move to online shopping(though if you're worried - do what i did and buy AMZN!)
This move merely reinforces my confidence in NRR

Link to Prospectus -

From pg52 of prospectus for placing...

"Latest time and date for receipt of completed Application Forms and payment in full under the Open Offer or settlement of relevant CREST instruction (as appropriate) - 11.00 a.m. on 3 July 2017"

However each individual broker will likely have their own deadline prior to the official deadline so bet contact your own broker for confirmation.

"Results of the Capital Raising announced through a Regulatory Information Service - 4 July 2017"

Ditto.

Thinking of the bigger picture with the rise in online shopping is retail property about to go into structural decline?

Is it me or does the rns not specify what the exact entitlement is for existing shareholders under the Open Offer? Seems unusual not specify what the pro rata entitlement is in the rns; presumably it will be specified in the Propsectus (to be released tomorrow).

Proposed Capital Raising -

Open Offer Entitlements

Recent property shares (eg Watkin Jones and Tritax) have dropped back on a placing and then rapidly recovered when it was out of the way. Hopefully, this will be the same.
