jonwig: konrad - the header title was based on the idea in 2008 that MTVW would benefit from the GFC by hoovering up properties from distressed owners. The same could be happening again considering that London was worst hit in the first wave. The main question is whether the prices were low enough to make a good enough profit margin.

konradpuss: Interesting, Duncan says the company has made 'substantial purchases'. Dividend maintained. How many companies have done that this year?

strathroyal: We shouldn't forget that this is a very mature business. There haven't been any regulated ASTs created since 1988 so the age of the tenants must increase year on year. Add to that the fact that MTVW will find it increasingly difficult to replenish these (which account for 90% of the business) and at some stage in the future, the cash flow from sales will remain available for distribution, debt is less than one year's property sales anyway. That's what I'll be looking for tomorrow as they struggled to replenish their sales last year, a trend which I hope has continued.

jonwig: AGM result: https://www.investegate.co.uk/mountview-estates-/mtvw/result-of-annual-general-meeting---replacement/202008121537479637V/ I see Ms M L Jarvis has changed her name to Ms M L Archibald. The shareholders weren't fooled - they still voted her out. So another meeting to ratify her! What a carry-on.

greatgiginthesky: With interest rates low and the property market affected this year I would be happy to see gearing ratcheted up. No fears for the dividend.

konradpuss: Nice results today. Plenty of real cash produced. Rents coming in and gearing down. Dividend remain the same. The next half year results will reflect the 'virus' period - those should be interesting. Now I bet Duncan puts off the revaluation because of the virus! The AGM is to be confirmed as to whether it will be 'in person'.

tiswas: Hi Jon Looks like they have the size and institutional shareholder base to swallow up MTVW if they wanted to although I am not clever enough to know what extent it would be debt financed or what new equity would be needed. Presumably they would have plenty of room to gear up MTVW a lot more?

jonwig: H1 results: https://www.investegate.co.uk/mountview-estates---mtvw-/rns/half-year-report/201911210700041173U/ Margins and profits improved. Mr Sinclair, as usual, has no time for words.

greatgiginthesky: Dividend cover is down to 1.75x and the dividend will not increase until profits do also. Historically dividend cover has been around the 3.0x so there is a way to go before we will see a rise. The family doesn’t care because they get millions every year, so why would they be bothered. Share price will only rise when the property market is healthier.
