Prices still remain artificially high, by around 25-50 per cent. More than anybody, it is estate agents who are trying to keep them high. The reason is simple: there is less "work" involved in the sale of one property for €400,000 than of two for €200,000. But the longer prices remain suspended or falling slowly, too slowly, the longer we will be in this recession.

MSCI announced after close last night the results of the scheduled May 2009 semiannual index review. In total, 78 securities will be added to and 99 securities deleted from the MSCI global standard indices. There are no Irish changes to the standard series. There are, however, three deletes from our European construction and materials universe: HeidelbergCement, Italcementi and Wienerberger. There are no Irish additions to the small-cap series, but Irish Continental Group and McInerney Holdings are to lose their places. All changes are effective as of the close of Friday May 29th.

CHIEF EXECUTIVES and directors of a number of Irish public companies revealed yesterday that they are using shares in these businesses as security for personal loans.

The practice means there is a risk that the banks that loaned them the money could end up owning the stock should these executives fail to repay the debts.

According to documents published yesterday, Barry O'Connor, chief executive of housebuilder McInerney Holdings, has pledged just over 5 per cent of the company, or 10.2 million shares, as security for personal loans.

Between them, his fellow directors – Daniel McInerney, Mark Shakespeare, Tommy Drumm and Enda Cunningham – are using almost 5 per cent in total of the company's shares as loan security

Rents declining faster than house prices

One of the most interesting nuggets of information contained in yesterday's CPI report was the trend in private rents (which is reported on a quarterly basis). Although it has been clear that rental growth has been on a downward trajectory for some time, the latest evidence suggests a marked acceleration in this trend. Rents declined by 9.7% yoy in November, with the quarterly decline coming in at -7.1%, a record fall. With house prices estimated to have fallen by "only" 4% over the same time period, this implies that the residential rental yield actually declined in Q4. We estimate that it now stands at 4.0%, relative to 4.2% in Q3. Data from Daft.ie reveal that theren has been a threefold increase in the number of rental properties on the market since January 2007. With few properties being sold, vendors have decided to put their properties on the rental market instead. With outward migration flows increasing also, these factors are putting clear downward pressure on rents. Of course, sharply lower interest rates will help in the housing market, but the labour market environment has deteriorated further recently. Most importantly though, as our analysis of the unsold housing stock reveals, there are clear oversupply issues in the Irish housing market to be resolved if we are to call a bottom in the price downturn overall.

Anglo Irish Bank is a lender to house-builder McInerney, for instance. Last week, McInerney managed to agree a revised set of banking covenants with its banks, although it declined to say whether Anglo Irish was one of them. Quinn and family, through Quinn Insurance, are one of the largest single shareholders in McInerney, with approx­imately 4.6% of the equity.
