It certainly creates uncertainty, for example the risk of contagion to other highly indebted countries (the so-called PIGS). Part of that however is a fall in the euro, which is to our advantage as it increases MERE's NAV by reducing the loss on the exchange rate hedging contracts.

Does anyone know how the problems with Greece/euro etc is going to affect european assets prices. Just wondering whether this is holding back mere.

Karl, you shouldn't assume there is any problem whatsoever. Benko is bound by a confidentiality agreement, for whatever reason Matrix doesn't want the deal to be publicised yet. We just have to be patient. There will definitely be news before the IZD loan is tested again at end-June.

Missed this the other day. My German isn't great but it seems to confirm that Benko is buying the IZD Tower. Just wish MERE would release a statement saying the cheque was in the post...

I don't know the answer, but I suspect the company could not buy back its own shares when in possession of market sensitive information on the sale of IZD that would significantly affect the share price. I would be very surprised if there were any buy-backs yet.

I assume you are saying you would be happy with £2.25, but not to a sale at this price, at £2.25 we would be mad to accept an offer, the medium to long term offers far more upside than this.

I reckon NAV-35% would be a T/O price. I suspect NAV will be £3.25 for a T/O figure. Based on discounted future cash flow method, thats a T/O price of £2.25, I would be happy with that for the short-term.

No!! Don't want a takeover. I'm in for the long term and this should be worth five quid in a few years' time when commercial property prices recover...

A takeover would be around £2/£2.20 tops...

Karl, agree about the staircase BUT I think it's different this time.

The previous steps have been the day before and on the day of news.

This time it's a more controlled rise has been 2 days much higher volume and still no news.

my take on this is ....


Either an Institution is buying in - would explain the relentless auto trades
Or there is a take over in the offing - would also perhaps explain the auto buys.

Either way I reckon £2 is on the cards over the next month

I just bought some at 145 before the tick down. Willing to hold in ISA for 1-2 yrs.....Seems as though news is imminent based on yesterdays volume. I'm guessing RNS tomorrow morning.
