my feed is a LIVE direct from the stock exchange as a paying VALIDATED user/subscriber with 100% LIVE prices via ADVFN

you obviously have a delayed feed. It's clear that you are an UNVALIDATED non-paying subscriber and clearly get delayed price feeds.

you can tell who the serious investors/subscribers are when their usernames are highlighted in blue. The masses - like yourself- are looking for a freebie service and don't get live prices. Their usernames are in black.

perhaps you should consider becoming a paying/validated subscriber so you can get live prices.

Now Hargreaves Lansdown are refusing purchase orders because

Important - By law certain stocks must have a Key Investor Information Document / Key Information Document available before investors can purchase them. The party responsible for publishing the documents have not made them available to Hargreaves Lansdown for this stock and so it cannot be purchased. We apologise for any inconvenience caused.

Halifax and its fronts (Lloyds, iWeb) have been doing this for a few years. IG is still allowing trades.

“We were surprised the government’s stance on some contentious topics has become far less onerous, if not surprisingly accommodative,” analysts at JPMorgan wrote in a note following the announcement. “We think this should help normalise multiples to some extent and make this space — finally — investable for a wider swath of investors.”

"This space" being casino operators rather than real estate, but there should be a feed through, in the housing market if not immediately in the share price here.

Equally disappointing has been the material discount in the share price compared to NAV, which was affected by the combination of a market re-rating of real-estate shares and selling pressure from investors that allocate only to constituents of the FTSE 250 All-Share Index.

There's no such thing as the FTSE 250 All-Share Index. MPO has never been a constituent of the FTSE 250. It joined the All-Share Index in 2014. I don't know what the criteria are - presumably mcap - and I didn't notice when it left, but it's interesting that that may have been a factor in the price decline, which I regard as an opportunity, not a disappointment.

At 15 May they had 4.97% so they've added 0.08%

That is very positive news taking a 5% interest at this time. It is a major confidence boost and will hopefully encourage other investors.

Indeed, £113p prices in a 25% discount (including the management divestment incentive fees), which does not reward the risk taken.

At this price, given the net leverage of 43% and the environmment with blood on the streets of HK, I would be selling. This discount is far too low, and the last assets will be very tough to sell, whatever the timeframe is, as always in those liquidations. Looks to me the manager Sniper are milking the investors dry, very nice exit deal for them with very misaligned incentives . Avoid!

New fee structure is interesting.

An electronic copy of the AGM and Chairman's Letter is available at the Company's website at

Except it isn't yet, half an hour after the RNS. It happens a lot and it's quite annoying.

Thats a nice bit of waffle to say we will carry on milking the company and do our best to realise value for you too without any deadlines. Investment trusts can vote to cancel the managers contract with notice or even vote to liquidate assets and close down the company. I dont know the exact mechanism in this trust ( some have votes on winding down and closure every x years ). Whilst the Macau market is in decline, have patience whilst they take their juicy fees and tell you to be patient. .. its not the right time to realise full value of the assets :)

Maybe if enough shareholders are sick of the huge discount and the manager unable to realise value in a timely manner, the board can put it to a vote to liquidate with a timeframe in mind at the next AGM. I bet if all the assets were put up for sale at a 15% discount now, they would liquidate damn quick. Unlock the value. Activist investor is needed here. There is a conflcit of interest that the manager is a major shareholder though in this case.
