Tipped by ST at IC? Surely that is the kiss of death, then LOL!

Half his tips, especially those based on discount to NAV and promise of shareholder returns) have gone pear shaped! I could name at least a dozen or so off the top of my head.

I've been following LXB for some months but I feel the market is skeptical. Will they really return all proceeds to shareholders and wind up or will they keep going and reinvest. Very tempting for management as we near the top of the property cycle.

Windfall cash returns

By my reckoning, LXB will have received well north of £80m of further cash inflows between mid-June this year and early 2016. That’s a significant sum because as soon as the Rushden Lakes development completes the board intend to use the initial proceeds (£70m) of that disposal to fund another significant return of capital. In other words, expect a cash dividend in the order of 38p sometime early next year, a sum worth 45 per cent of LXB’s current share price.

It’s likely to focus the mind of investors because I reckon that LXB’s net asset value will have increased to at least £202m BY EARLY NEXT YEAR, or 110p A SHARE, and this EXCLUDES the outstanding £11.3m payment from Biggleswade, AND the additional uncrystalised value in the second and third phases of the Rushden Lakes scheme.

(So final asset value could reach the 137p asset value as their June update)

LXB looks an outstanding buy at this price and directors pension fund buying gives great confidence. I have bought some more.
I note that the Walton led team invested £12.5 million when LXB listed so they have a lot of money tied up here to make the company a success.
I don't see any downside but the upside if they can achieve asset values of 137p ( as update in June) is 50% + within 18 months.
So to me, in these stormy markets there are very few shares that can offer this sort of gain.
