Well I do think that the share price of HDG is underperforming. However both LAS and HDG will benefit long-term from restructuring their debt as they pay off high fixed rate loans and lock into lower fixed rates. This is happening now. Their floating rate interest payments are also still falling. Add in the very low inflation rate and the yield on LAS is perhaps the most attractive it has ever been.

One day, but who knows when, LAS will be at the receiving end of some some sort of bid which will at least double the share price.

Of course we know that the Heller family won't sell don't we? Well they said that about Bett, and they are saying that about Ben Bailey now. Attitudes and circumstances change with time.

LAS has been a long term disappointment. Its shares had a peak of 32.5p at the end of 1989 and fell back therafter in line with the sector. It recovered to 42p in 1994. The Heller family has done well out of the stock through director fees - and so on - but long term external shareholders have lost out in real terms.
Just because it has done a deal with a bank which is also doing many other similar transactions elsewhere does not mean that a LAS shareholder will see any significant benefit.
The St Modwen (SMP)results on Monday will show what a well managed diversified property co can do in this economic climate and could point the way for sluggards such as LAS and HDG.

Great little company this one imo. Starting to gain some momentum with their large retail site investments as well. At a 50% discount and high dividend yield the risk is lower than normal.

Retail continues to be the top property sector to invest in with a total return of 1.2% in March and 1.6% in April. The £45m acquisition of King Edward Court in December consequently looks a shrewd move and should add to NAV as the value of this large investment increases.

Odd. Until now, LAS has always issued their results on the same day as BISI. Suggests an amendment, last minute news item ? Total return from the Retail sector of investment property in January was a satisfactory 1.0%.
