Someone else, aside from me, thinks LOK is starting to gain 'critical mass' -

Bridgewell raises Lok'n Store's fair value by 19% to 215p, reaffirms its overweight rating. Follows a visit to the newly opened store at Farnborough. "The latest new stores have increased the group's net lettable space by one-sixth and have the ability both to lift the group's pricing structure and to add significant capital value," it says.

It will be interesting to see if anything else comes out of the site visits/analysts and institutional meeting.

Also checked back on Kingston valuations via development, they range in adding between 30p-40p per share, Reading (subject to planning permission) at circa 20p.

'IF', and I know it is still a rumour, a certain Jack petchy has actually taken an interest in LOK, it will not be because of underperformance! Not to mention a very large increase in Mercury real estates holding perhaps indicating the same. Lets see what the next few weeks/months brings.

Will we get the inevitable pull back today? Anyway what will be interesting is to see what comes out of todays site meeting at the newly constructed 60,000 square foot self-storage facility at Farnborough, and indeed the presentation to investors and analysts. So I guess we might see some news or updates etc over or after the weekend?

Can't help you on your decision. I look at LOK as a growth share, but one that takes a long time to grow and (perhaps) has less risk of a major price decline. If nothing else happens, LOK will continue to add to its portfolio of properties and use the revenues grow organically. This has been the pattern for years. Add to that the management's bent to develop sites and there is good reason to stick with them. Good management is hard to find.

My 180p target reached but still sat on my hands having a rethink! Maybe push lady luck a little and mark up to 200p but increase trailing s/l to 170p?? Decisions! Decisions! Greed/Fear? Risk/Reward?
But I have a smile on my face!

182p bid - Another 20p plus due within next two months regarding Kingston news. Any bidding for the company - who knows where this will start. Exit price may be north of 250p.

Have beet travelling so only caught up with recent news today. Waht were the volumes on Monday and Tuesday?

175p bid - if we see another 20p on the back of the forthcoming Kingston announcement we will be over 200p soon. At last things are moving.

According to the FT , they suggest that interest in LOK shares and the subsequent rise was due to speculation that entrepreneur Jack Petchey has joined the share register. If that is the case I think we could see further action. Also, yesterdays announcement suggests that LOK might have started to blip, or at least is blipping louder on more institutions radar screens. However, 'if' Jack Petchey has taken an interest, and his track record is anything to go by, they might not even get a look in. Anyway with the envisaged growth in self-storage, LOK moving firmly into the black, being significantly cash flow positive, and starting to gain some notable critical mass, it was conceivable that they would start to draw interest.

All that aside, the significant jump in volumes yesterday says quite a lot on its own, I await the facts with interest.

Vassily...Self-Storage is perceived as being relatively resilient to economic slowdown. for instance there is a good mix of occupants at LOK, which provide a revenue mix of circa 55% business and 45% residential. Importantly residential revenues are not just associated to moving house, with constrained storage in the home providing yet another mix if you like, ie excess, large and/or important items. The interesting point here is, if you look at the current theme for house building, building smaller (cheaper) homes, in other words 'getting more on the plot', that appears to provide another element for 'long term' growth in self-storage. Likewise Business revenues are not just associated to those businesses moving premises, self-storage provides safe and secure storage for, aged items not frequently required, or on the other hand stock that can be 'readily' and frequently called on/accessed without entering into long leases or property purchases. Overall self-storage provides for a cost effective and flexible element to many aspects of businesses and residential life, even in a down turn. In fact BYG recently acknowledged that "their business model, whilst not immune, is relatively resilient to economic slowdown."

Good buying opportunity with temporary share price weakness. Announcement on Kingston is only two months away is contracts can be signed at the end of discussion. Should be news on good progress regarding Reading too.

Only 8 weeks or so to wait until the interims are announced with all the positive news hopefully - lets hope 20p plus on the share price.
